Conclusions: See Criteria n3 <br />Criterion No. 5: <br />The granting of the variance is consistent with the goals and policies of <br />the Everett General Plan. <br />a. Findings: The Everett General Plan designates this property <br />as 2.7 Clinic, Medical Related Uses, and Multiple Family <br />Conclusions: The proposed use of the property for a <br />medical related clinic is consistent with the Everett General <br />Plan. <br />Criterion No. 6: <br />The need for the requested variance is not the result of a self-created <br />hardship. <br />a. Findings: The applicant has slated that the variance is to <br />allow for a better building design that will enhance the look of <br />the project and quality of the building, <br />The Board finds that the building design is unique in <br />appearance and will compliment the neighborhood. The <br />proposed structure will have plenty of windows and <br />architectural embellishments to make it an attractive addition <br />to this highly residential area of town. The higher aesthetic <br />appeal will provide good visual interest in the neighborhood. <br />The zoning code requires that new clinic buildings be located <br />up to the front property line, and then restricts the eave <br />overhang to eighteen inches.
