PLANNIN4i DIRECTOR DECISION <br />REVIEW PROCESS II.B# 45-95 <br />Dear Citizen: <br />The City of Everott Zoning Code requires you to be notified as an owner of property <br />within 300 feet of 3212 Nassau Street of the following action: <br />The City of Everett Planning Director grants approval of a request by Providence General <br />Medical Center to place a 1848 square foot temporary conference center building at 3212 <br />Nassau Street with the following conditions: <br />A Sre hydrant is required within 200 driving feet but not closer than 50 £at of <br />every structure. <br />2. Provide a portable fire extinguisher with a minimum U.L. rating of 2-A:10-B:C <br />within 75 feet of travel during construction and prior to occupancy. <br />Provide a ten foot wide, Type III landscaped strip along Nassau Avenue. This <br />should consist of two 1' 1/2" caliper street trees and 20 two foot high shrubs with <br />groundcover. A landscape plan must be approved by the Planning Department. <br />4. Comply with the City of Everett standards for installation and access to the <br />modular building. <br />5. The building shall be clearly identified by the correct address so as to be visible and <br />legible from the access road. <br />The Planning Director approved the request based on the following: <br />Section 41.150.B requires a proposed specisl property use with less than 25% expansion <br />to be evaluated under Review Process IIB. Review process II.B involves a written <br />decision by the Planning Director to "...approve, disapprove, or approve with conditions <br />the use proposed by the applicant" (Section 42.100.B). <br />The proposed use must be evaluated per the following general and specific criteria as <br />required by Section 41.150.0 of the City ofEverett Zoning Code: <br />The need of the neighborhood, district, or city for a proposed special property use. <br />Findings: The existing conference room within the hospital will be remodeled into <br />space for the Transitional Care Unit. The conference room will eventually be <br />placed at the Colby location. <br />
