General Telephone Company <br />Special Property Use Permit 8-84 <br />Page -4- <br />4. That the site be developed in a manner consistent <br />with the site plan (Exhibit 4) with the exception <br />that the site will not be fenced. If the <br />applicant chooses to fence the property, the <br />fencing shall either meet all Zoning Code <br />requirements (6 foot maximum height in the side <br />and rear yards, and 42" maximum height in the <br />front yard), or the applicant shall seek a <br />variance from the Board of Adjustment. <br />13. An adjoining property owner submitted in written <br />testimony to be against the proposed development. <br />According to the witness, the development will result in <br />additiol:al truck traffic occurring at the site in the <br />early morning, and, will be disruptive to the <br />neighborhood. Further, the witness submitted that the <br />proposal will conflict with the visual appearances of <br />the surrounding h,)using and will result in the storage <br />of "hardware and other unattractive items" on the <br />property. <br />14. The Applicant submitted that there would be minimal <br />truck traffic at the facility. In addition, according <br />to the Applicant, no morning disruptions will occur <br />because the .applicant maintains normal operating hours <br />of 8:00 a.m. to 4:30 p.m. Also the Applicant submitted <br />that there would be no outdoor storage of material on <br />the site following the building construction. <br />15. No other testimony was received in this matter. <br />CONCLUSIONS <br />1. The application is for the approval of a Special <br />Property Use Permit for the purpose of constructing i <br />building to house elect.:onic telephone switching <br />equipment on property located at 3110 Mukilteo <br />Boulevard, Everett, Washington, and more particularly <br />described at set forth above. <br />2. In order for a Special Property Use Permit to be granted <br />within the City of Everett, the criteria as set forth in <br />19.58.010 of the Everett Municipal Code must be met. <br />The application has met that criteria. <br />3. The proposed use will be compatible with the uses of <br />surrounding properties. The Applicant will landscape <br />the'site and will develop the building in a manner that <br />is similar to the surrounding properties. <br />x <br />N <br />Z <br />O <br />n <br />m <br />
