17. A looped watermain is required for the proposal. The main must be within a 15 foot public easement. IS. A one-year guarantee is required on the public improvements for an amount not less than 1096 of the cost of construction and shall run for one year from the date of issuance of the first Occupancy Permit for the project. 19. A two-year guarantee is required for private retention/detention or other drainage trcatment/abatement facilities serving areas larger than one acre. 20. On-site watermain will be staked within an easement to the City. The easement must be submitted to the City prior to the issuance of permits. 21. As-builts of storm sewer, sanitary sewer, and water systems must be submitted prior to occupancy of the swctures per City Design and Conswction Standards and Specificauons. 22. Transportation Services recommends that the proponent provide a hansit informadon display in the lobby, entrance area, or other central Iceation approved by the City. This display couid provide transit schedules, car/vanpool information, and a list of ridematch scrvice phone numbers. 23. The site may fall under the City's Commute Trip Reducdon (CTR) Ordinance if 100 or more of the 350 projected empioyees report to work between 6:00 AM and 9:00 AM. Parking must be per City Zoning Code and City Design and Construcdon Standards and Specifications. For the 230,000 to 300,000 square feet of industrial building space proposed, a minimum of 383 to 500 parking stalls are required. A minimum of S to 9 handicap spaces must be provided. 25. A pedestrian circulation system for the site must be apQroved by the P(anning Director and Traffic Engineer prior to the issuance of any buildu�g permits. Walkways must allow pedestrians and wheelchairs to gaineasy access from sidewallcs and bus stops to building entrances through the use of paths which are physically separated from vehicle traffic and maneuvering areas. (See the city's Design and Conswcdon Standards and Specificadons Manual and Secdon 39.165 of the Zomng Code.) 26. Placement and screening of refuse disposal areas must be provided per Secdon 39.080 of the Zoning Code. 27. Any rockeries or retaining walls proposed in required setback areas must be in conformance with Section 39.150 of the Zoning Code. 28. Rooftop mechanical equipment, including vents, must be screened per Secdon 39.040 of the Zoning Code. 7
