17. A looped watermain is required for the proposal. The main must be within a 15 foot <br /> public easement. <br /> IS. A one-year guarantee is required on the public improvements for an amount not less <br /> than 1096 of the cost of construction and shall run for one year from the date of <br /> issuance of the first Occupancy Permit for the project. <br /> 19. A two-year guarantee is required for private retention/detention or other drainage <br /> trcatment/abatement facilities serving areas larger than one acre. <br /> 20. On-site watermain will be staked within an easement to the City. The easement must <br /> be submitted to the City prior to the issuance of permits. <br /> 21. As-builts of storm sewer, sanitary sewer, and water systems must be submitted prior to <br /> occupancy of the swctures per City Design and Conswction Standards and <br /> Specificauons. <br /> 22. Transportation Services recommends that the proponent provide a hansit informadon <br /> display in the lobby, entrance area, or other central Iceation approved by the City. <br /> This display couid provide transit schedules, car/vanpool information, and a list of <br /> ridematch scrvice phone numbers. <br /> 23. The site may fall under the City's Commute Trip Reducdon (CTR) Ordinance if 100 or <br /> more of the 350 projected empioyees report to work between 6:00 AM and 9:00 AM. <br /> Please contact Graham Anderson of Transportation Services at (206) 259-8803 <br /> regarding CTR requ'vements. <br /> 24. Parking must be per City Zoning Code and City Design and Construcdon Standards <br /> and Specifications. For the 230,000 to 300,000 square feet of industrial building space <br /> proposed, a minimum of 383 to 500 parking stalls are required. A minimum of S to 9 <br /> handicap spaces must be provided. <br /> 25. A pedestrian circulation system for the site must be apQroved by the P(anning Director <br /> and Traffic Engineer prior to the issuance of any buildu�g permits. Walkways must <br /> allow pedestrians and wheelchairs to gaineasy access from sidewallcs and bus stops to <br /> building entrances through the use of paths which are physically separated from vehicle <br /> traffic and maneuvering areas. (See the city's Design and Conswcdon Standards and <br /> Specificadons Manual and Secdon 39.165 of the Zomng Code.) <br /> 26. Placement and screening of refuse disposal areas must be provided per Secdon 39.080 <br /> of the Zoning Code. <br /> 27. Any rockeries or retaining walls proposed in required setback areas must be in <br /> conformance with Section 39.150 of the Zoning Code. <br /> 28. Rooftop mechanical equipment, including vents, must be screened per Secdon 39.040 <br /> of the Zoning Code. <br /> 7 <br />
