29. Building setbacks must be a minimum of�Q feet front yard, ]� feet side yard and � <br /> feet rear yard. Building height shall be a maximum of� feet when under 130 feet <br /> from residentially wned areas, 3� feet if between 130 feet and 175 feet of residentially <br /> zoned areas, �Q feet if between 176 feet and 300 feet of residentially zoned areas, $Q <br /> feet of between 301 and 500 feet of residendally zoned areas, and j�,Q feet if over 500 <br /> feet from residentially zoned areas. There is a residentially zoned area beginning in the <br /> middle of the Merrill Creek Parkway right-of-way. <br /> 30. Lot coverage by buildings is limited to 40�, not including parking structures. <br /> 31. No prefabricated metal buildings or metal buildings <br /> permitted. Per Section 27.020.A. of the Zoning Code. <br /> 32. Planning Director approval of building exterior finish is <br /> required for buildings within 300 feet of a residentially <br /> zoned property per Section 27.o20.A. of the Zoning Code. <br /> 33. Building Modulation is required for all buildings over 60 <br /> feet in length per Section 27.020.A. of the Zoning Code. <br /> Minimum modulation depth is 5 feet, minimum modulation <br /> length is 15 feet, and maximum modulation length is 60 feet. <br /> Minimum height of modulation is 50� of building facade. <br /> The applicant may propose another method of architectural <br /> modulation which results in an equivalent or superior <br /> articulation. Such proposal must be approved by the <br /> Planning Director usinq a II.A. process. <br /> 34. Mechanical equipment shall be architectura:'.ly screened so as <br /> not to be visible from streets or adjacent oroperties. <br /> 35. Equipment or vents which generate noise or air emissions <br /> must be located on the opposite side of truildings from <br /> residentially zoned property. <br /> 36. Per Section 27.020.C. of the Zoning Code, tr�ick loading <br /> operations and maneuvering areas shall not be located within <br /> the required setback areas or within 130 feet of areas zoned <br /> for residential uses. Truck loadinq, psrking and <br /> maneuverinq areas shall be screened from abuttinc� properties <br /> and streets by a siqht obscurring fence eiqht (8) feet in <br /> heiqht, enclosed within a ten (10) foot wide lano'scaped area <br /> planted to Type II standards. Truck loadinq and ivaneuvering <br /> areas shall not be permitted to occupy an area exceedinq <br /> fifty (50) percent of the total linear dimensions of the <br /> building perimeter. <br /> 37. outdoor storage areas may occupy an area equal to not more <br /> than 5$ of the buildinq(s) footprint. outdoor storage must <br /> also be screened in accordance with Section 27.020.D. of the <br /> Zoning Code, which requires enclosure by a siqht obsurinq � <br /> fence eight (8) feet in height surrounded by a ten (l0) foot <br /> wide landscaped area planted to Type II standards. <br /> e <br /> � <br /> � <br />
