38. Section 27.020.B. of the Zoning Code requires 15 feet of lan�scaping (with specific standards) around each building except for loading areas and entryways. Up to 5 feet of the req�ired 15 feet can be provided as a walkway. Specific landscaping standards for the perimeter of the building are contained in Section 27.020.B. 39. ,ach lot shall contain a minimum of twenty (20) percent open :pace area, which shall be landscaped or naturally :egetated. Required building setback areas, required building landscaping may be counted towards the open space requirement. Driveways, parking areas, outdoor storage, loadinq areas and parking lot landscaping may no "t be counted towards the open space requirements. 40. Since a specific user has not been identified for this development, it should be noted that Section 27.020.G. of the Zoning Code contains a list of prohibited manufacturing uses in the M-1 zone. 41. Landscaping must be provided per Secdon 35 of the Zoning Code. At a minimum this must include the following: a. A landscape strip a minimum of�Q feet wide must be provided in the front yard setback area along the Merrill Creek Parkwav frontage, except for the driveway. This azea shall be planted with Type III, Ornamental Effects, landscaping. If the existing vegetation along Merrill Creek Parkway is not disturbed except to conswct the access road and udlities, the Applicant may defer installadon of the landscapin in the front yard until such time as development is proposed along the street frontage. Areas disturbed during the current conswction phasc shall be landscaped to Type II[ standards. b. A landscape strip a minimum of�Q feet wide must be provided along the interior property lines. This area shall be planted with Type II, See Through Buffer, lutdsCaping. However, adjacent to Narbeck Creek and its associated wetlands this requirement will be superceded by requirements of Section 37 of the Zoninq Code to protect and enhance the existing streams and wetlands, and their buffers. c. A minimum of 3�square feet of landscaping shall be provided in the interior of the parking lot for each of the parking stalls. Actuai landscaping requirements will be determined when the number of parking stalls to be provided is determined. Landscaping must be provided per Section 35.O80E of the Zoning Code. d. Prior to issuance of an� permits, landscaping plans must be reviewed and approved by the Plannmg Department per Section 35.100 of the Zoning Code. The landscaping plan must show location and dimensions of required vegetateci swales, wetponds, detention poncis, rockeries and retaining walls, and grading at 2 foot intervals. Irrigation systems must be provided in all landscaped areas per Section 35.130 of the Zoning Ca1e. A 2 year maintenance assurance device must be pmvided for the landscaping per Section 35.130B of the Zoning Code. 9
