38. Section 27.020.B. of the Zoning Code requires 15 feet of <br /> lan�scaping (with specific standards) around each building <br /> except for loading areas and entryways. Up to 5 feet of the <br /> req�ired 15 feet can be provided as a walkway. Specific <br /> landscaping standards for the perimeter of the building are <br /> contained in Section 27.020.B. <br /> 39. ,ach lot shall contain a minimum of twenty (20) percent open <br /> :pace area, which shall be landscaped or naturally <br /> :egetated. Required building setback areas, required <br /> building landscaping may be counted towards the open space <br /> requirement. Driveways, parking areas, outdoor storage, <br /> loadinq areas and parking lot landscaping may no "t be counted <br /> towards the open space requirements. <br /> 40. Since a specific user has not been identified for this <br /> development, it should be noted that Section 27.020.G. of <br /> the Zoning Code contains a list of prohibited manufacturing <br /> uses in the M-1 zone. <br /> 41. Landscaping must be provided per Secdon 35 of the Zoning Code. At a minimum this <br /> must include the following: <br /> a. A landscape strip a minimum of�Q feet wide must be provided in the front yard <br /> setback area along the Merrill Creek Parkwav frontage, except for the <br /> driveway. This azea shall be planted with Type III, Ornamental Effects, <br /> landscaping. If the existing vegetation along Merrill Creek Parkway is not <br /> disturbed except to conswct the access road and udlities, the Applicant may <br /> defer installadon of the landscapin in the front yard until such time as <br /> development is proposed along the street frontage. Areas disturbed during the <br /> current conswction phasc shall be landscaped to Type II[ standards. <br /> b. A landscape strip a minimum of�Q feet wide must be provided along the <br /> interior property lines. This area shall be planted with Type II, See Through <br /> Buffer, lutdsCaping. However, adjacent to Narbeck Creek and <br /> its associated wetlands this requirement will be <br /> superceded by requirements of Section 37 of the Zoninq <br /> Code to protect and enhance the existing streams and <br /> wetlands, and their buffers. <br /> c. A minimum of 3�square feet of landscaping shall be provided in the interior of <br /> the parking lot for each of the parking stalls. Actuai landscaping requirements <br /> will be determined when the number of parking stalls to be provided is <br /> determined. Landscaping must be provided per Section 35.O80E of the Zoning <br /> Code. <br /> d. Prior to issuance of an� permits, landscaping plans must be reviewed and <br /> approved by the Plannmg Department per Section 35.100 of the Zoning Code. <br /> The landscaping plan must show location and dimensions of required vegetateci <br /> swales, wetponds, detention poncis, rockeries and retaining walls, and grading at <br /> 2 foot intervals. Irrigation systems must be provided in all landscaped areas per <br /> Section 35.130 of the Zoning Ca1e. A 2 year maintenance assurance device <br /> must be pmvided for the landscaping per Section 35.130B of the Zoning Code. <br /> 9 <br />
