i
I SHANNON FWILSON,INC.
2.0 SI'TE DESCRIPTION
IThe propecty is about a 35-acre parcel, which is located northeast of the Everett Boeing
complex on the south side of Merrill Creek Parkvvay, a few hundred feet vrest of the
inteisecdon of Merrill Creek Parkway and Hardeson Rnad. The site consists of an upper
plateau and steep slope overlooldng an undevelopad property and Hardeson Rnad (in that
I order) to the east. We understand that the steep topogcaphy on the eastern macgin of the
property is a result of the opetadon of a gtavel pit, which has since been abanc':,ned. The
eacisting slope along the eastem property line ranges from near-vertical to less than 20
degrees, with an esdmated werall slope of about 30 W 45 degrees (i.e., 2 horiwntal to 1
` vertical (2H:1V) to 1H:IV). As shown on Figuve 1, the eastern property line is located
approzimatcly midwey between the crest and tce of the acisting slope. The site is bondered
Ito the west by a heavily wooded area and a small creek (Narbeck Creek) and to the south by
an indusuial property. The site (exclusive of the slope) consisu of a gently rolling terrain,
except for apparent fill stockpiles along the east end of the upper plateau. This plateau
I- slopes upwdrd from north to south as well as from west to east. The site was cleared at one
' dme and is currently cavered with grass, small brush, and scattered trees. A large pond
exists off-site at the toe of the slope at the southem end of the site.
IV1te understar►d that development of the site had bcen planned by a previous owner prior to
the current project. As part of the pevious development, severel wetlands on the site weie
Ifilled. Narbeck Creek was also relocated as part of this previous development.
I From our discussions with yuu and our review of the files of the City of Everett, we
understand that no prior geotechnical report or explorations are available for this site. As
part of our work, we reviewed a letter by Earth Consultants, Inc., prepared in 1988,
i regarding the subject slope. It was stated in this letter that fill had been end-dumped over
the edge of the slope. Fill was con6rmed on the slope during our geologic reconnaissance.
IT'he observad 811 stockpiles may be related to these operations or to soils overezcavated
during the wedands and creek relocation.
I
I
i W-6693-01
2
