The proposal involves removal of the existing access road, and ' <br /> installation of a paved access road in a slightly different <br /> location. <br /> Conclusions: With c�nditions, the streets, utilities and public <br /> services will be adequate to serve the proposed use. <br /> 3• The impact of traffic generated by the proposed use on �e <br /> surrounding area, pedestrian circulation and public safety; and <br /> the ability of the proponent to mitigate such potential impacts. <br /> Findinqs: The site would be visited by maintenance personnel at <br /> a rate of less than one visit per day. <br /> ' Conclusions: Impacts on traffic would be minimal. <br /> 4• �he provision of adequate off-st�eet parking, on-site <br /> circulation, and site access. <br /> Findings: Secause the site would only be visited by PUD <br /> maintenance personnel, there would not be a demand for public <br /> parking. The site would be_accessed via a new 12 foot wide paved <br /> access road originating from Marine View Drive. <br /> Conclusions: Off-street parking, on-site circulation, and site <br /> access are adeqiiate. <br /> 5. Compatibility of proposed structures and improvements with <br /> surroundinq properties, includinq the size, height, location, <br /> setback and arrangement of all proposed buildinqs and facilities, <br /> especially as they relate to light and shadow impacts on more <br /> sensitive land uses and less intensive zones. <br /> Findings: The site is located within an area that currently is <br /> developed with industrial uses (i.e. , keyerhaeuser) . Adjacent <br /> uses located south of Marine View Drive consist primarily of <br /> single-family residences. The new facility would be located <br /> approximately 300-400 feet northeast of the closest existing <br /> residences, and approximately 45 feet lower in elevation. <br /> Conclusions: Because of the distances and elevation differences <br /> between the nearest residential uses, the proposal would be <br /> , reasonably compatible with the surrounding uses. <br /> 6• The nn�aber, size and location of signs, especially as they relate <br /> to morc� sensitive land uses. <br /> Findings: Sign Category 'C• applies to the proposed use. <br /> Conclusions: No signs are proposed. <br /> 7- 'Phe landscapinq, buffering and screening of buildings, parking, <br /> loadinq and storage areas, especially as they relate to more <br /> sensitive land uses. <br /> 2 <br />
