, ' <br /> Finding: The proposal is subject to the requirements for cpen space in EMC Chapter <br /> 19.15.040, which requires a minimum of 400 square feet of common, usable on-site open <br /> space per unit. This results in a requirement of 36,000 square for the 90 units. The project <br /> proposal provides 10 individual open space tracts (Tracts A through J) with a total of 40,087 <br /> square feet. The larges, Tract G, would provide an active reaeation facility (sport court), with <br /> benches, lawn and landscaping. The open space areas would be accessible and visible as <br /> requir�d by the Zoning Code. <br /> Conclusion: Adequate provision for open space and recreation can be provided on each lot <br /> in this subdivision in accordance with zoning and subdivision standards. <br /> H. Public Services -The proposed project shall be designed to meet the following: <br /> a) Adequate water supply to City Standards; <br /> Finding: There is an existing water main located in E. Marine View Drive. that will serve <br /> the site. An extension of the water main will be constructed within the access road. Note: <br /> reconstruction of E. Marine View Drive will likely occur in the near future, resulting in <br /> relocation/replacement of the existing water main. The applicant's engineer should <br /> consult with the City Traffic Engineer to coordinate planned improvements. <br /> Conclusion: With the proposed water main extension, adequate water supply would be <br /> provided. <br /> b) Adequate sewage disposal; <br /> Finding: There is an existing sewer main located along the property frontage on E. <br /> Marine View. An extension of the sewer main is proposed to serve the site within the <br /> public street. (See also the preceding finding above.) <br /> Concl�sion: With the proposed sewer main extension, adequate sewage disposal would <br /> be provided. <br /> c) Appropriate surface water management to City Standards <br /> Finding: Refer to findinc�s and conclusions listed under Item F, above. <br /> Conclusion: Impacts on surface water would be mitigated if the project meets the <br /> conditions contained in this decision and compliance with City Design and Construction <br /> Standards. <br /> d) Adequate fire protection and hydrants to City Standards; <br /> Finding: The City Fire Marshal reviewed the plans for the project and proposed fire <br /> hydrant locations are acceptable. <br /> Conclusion: Installation of new fire hydrants wiil be required under EMC Chapter <br /> 18.28.250. <br /> e) Appropriate access designed to meet City Standards for anticipated uses within the <br /> project; <br /> Finding: Access to the lots in the subdivision would be from a new public street off E. <br /> Marine View Drive and from extension of an existing street (Pilchuck Path) into the site. <br /> City standards require a 28-fo�t�Y�•�oa#i se�tion with curb, gutter and sidewalk on one <br /> PAGE��F� <br />
