Conclusions: Existing streets, utilities, and public services are <br /> sufficient or will be provided to serve the park. <br /> 3. The i�pact of traffic generated by the proposed use on the <br /> surroundinq area, pedestrian circulation and public safety; and <br /> the ability of the proponent to aitiqate such potential <br /> iapacts. <br /> ��g: The site is located along the east side of East Marine <br /> View Drive. The siz�a of the viewpoint and the limited parking <br /> opportunity of the a�-ea would pose no adverse traffic impacts on <br /> the surrounding area. No additional road work is pl3nned or is <br /> believed to be neces:>ary at this time. <br /> Conclusion: With the exception of a crosswalk and off-street <br /> parking at the park site no additional traffic mitigation measures <br /> are proposed. <br /> 4. The provision of adequate off-street parking, on-site <br /> circulation, and site access. <br /> Findina: The viewpoint park is intended to be of limited passive <br /> recreation potential for a small number of short term users. <br /> Conclusion: Adequate parking, site access and on-site circulation <br /> is commensurate in size and anticipated use of the park facility. <br /> 5. Co�patibility of proposed structures and i�proveaents vith <br /> surrounding properties, includinq the eize, heiqht, location, <br /> setback and arranqe�ent of all proposed buildinqs and <br /> facflities, especially as they relate to light and shadov <br /> iapacts on aore sensitive land uses and less intensive aonea. <br /> F3D$lIlQ: The viewpoint park will not contain any structure. The <br /> landscape design, including signs, lighting, and the selection of <br /> planting material for the park has been chosen to be in context <br /> with the surrounding neiqhborhood. <br /> Conclusion: The proposal would not impact residentially zoned <br /> properties by casting shadows or blocking sunliqht.
