The City of Everett must review and approve all proposed access and circulation <br />serving the site along West Marine View Drive. <br />The Applicant must comply with the City's Interim Traffic Mitigation Ordinance. <br />16. Compliance with the current City Building and Sprinkler Codes is required for any <br />building construction to be done in conjunction with this project. <br />17. Parking must be provided per the City Zoning Code and Design and Construction <br />Standards. <br />18. Final design of this project must be consistent with the corceptual plans <br />accompanying this application. <br />19. The proposal must also comply with all other City code and ordinance requirements <br />not specifically set forth herein. <br />20. The site plan calls for s 7 foot landscaped strip along West Marine View Drive. This <br />landscaping must be increased to a 10 foot width to meet current code requirements <br />or a landscape modification must be proposed and reviewed and approved by the <br />Planning Director through Review Process IIB. Also, signature trees should be <br />installed to complement the surrounding developments. A detailed landscaping <br />plan must be submitted for review and approval by the Planning Department. <br />21. The site plan should be modified to accommodate transit service and provide direct <br />pedestrian linkage to major facilities. <br />22. A binding site plan, short plat, or formal subdivision should be processed to create <br />parcels available for long term lease. <br />23. The City of Everett and the Port of Everett are cooperating in an agreement for the <br />improvements of West Marine View Drive. The City is taking the lead position with <br />the development and the implementation of construction. This agreement shall <br />control the manner in which this street is to be developed. However, any issues not <br />addressed in said agreement shall be subject to City of Everett Public Works <br />Department review. If the Public Works Department reviews matters that are not <br />included in the West Marine View Drive agreement, they shall require detailed <br />drawings in accordance with City Design and Construction Standards to be <br />submitted to the Department of Public Works. These shall be submitted for <br />individual projects, showing site parking, layout, landscaping, utilities, storm <br />drainage, temporary construction erosion control, and all required improvements in <br />the public right-of-way. Public Works Department approval of these drawings is <br />required prior to any permits being issued. All improvements shall be completed <br />and approved before Occupancy Permits are issued. <br />12 <br />
