(Buffer south, east and west sides of site <br />prior to use.) <br />Condition �i18: That a complete traffic analysis by a qualified traffic consultant <br />will be required indicating number of trips per hour, direction of <br />flow, access points on a more iecific site plan, and am� control <br />measures that wuuld mitigate traffic impacts to the satisfaction <br />of the City Transportation Engineer. <br />//19: That any control improvements necessary to rnitigate traffic <br />impacts shall be provided by Parsons. <br />�120: 1'hat street improvements in conformance with Ordinance 555-78 <br />are required. - . ' <br />#21: That peak employment shal! occur normally during winter/spring <br />months and shall utilize a portion of the marina parking or there <br />shall be additionai parking provided by Parson's to minimize the <br />conflicts between the Parson's employees and the boating public. <br />There shall be a review of the parking activity before the Planning <br />Commission in September of 1983 to insure that adequate parking <br />is provided. If a shortage is discovered, then additional parking <br />shall be provided by Parson's in a manner and qUantity approved by <br />the Transportotion Engineer. <br />1122: The 4.5 acre parking lot at the east end of the Marina shall be <br />fully paved prior to use as Parson's Employee parking. <br />� Applicant: Lou Switchenback, representing Parsons <br />Mr. Switchenback gave a presentation with slides of the entire process of the <br />, manufacturing and shipping of the gas units. He stated that the Applicant hasn't <br />� reviewed the new changes to the Staff Report and is not prepared yet to commit <br />themselves. <br />Jim Geniesse suggested that they go through the conditions now. <br />A.r. Switchenback stated that Condition 2 could create .: problem, and after <br />discussion it was agreed to reword it to state "... of all permanent buildings shall be <br />oriented...". • <br />Mr. Switche��batk stated that he is unsure about Condition 5. Mr. Belford of the <br />Port sieNped forward and staied that he believes the pedestrian and bike path was <br />an agreement b�tween the Port and the City an� that Parsor.s shouldn't be <br />encumbered with it. After extensive discussion, No. 5 was deleted and added to <br />Condition 20. <br />Mr. Switchenback stated that the requirements of Condition 6 were a bit strict, and <br />after discussion it was agreed to reword it to read, "That the applicant shall comply <br />with appropriate State and City noise regulations." <br />r ;i��.+'�,.„�.�_� - <br />2..
