Marine View Drive <br />Due to the existing slope of the property and the floor height of the proposed <br />building in relationship to the public access at the street and the alley, it is the <br />opinion of the architect as well as the precedent of previous projects submitted <br />to and approved by the city of Everett on similar sloped properties that Type B <br />units are not feasible. Several other projects built by Murphy Building <br />Company including 3722 Rucker Ave and 3015 and 3017 Marine View Drive <br />were on either stceper or less sloped lots and were not required to have Type <br />B units. The code does allow for discretion to be used by the building <br />department if a site cannot reasonably allow for an accessible route. <br />Obviously on this site, it can be seen that there is a lot of grade to not only get <br />to the front door from the sidewaik, but the alley is also sloped as well. <br />i See stairway protection notes on A-4, A-5, and A-6. <br />3 The construction type will be V-A.
