Norton Industries <br />SMA 6-87 <br />Page -7- <br />Detailed drawings in accordance with City design and <br />construction standards shall be submitted to the Public <br />Works Department shoving site parking layout, <br />landscaping, utilities, storm drainage, temporary <br />construction erosion control, and all required <br />improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior <br />to any permits being issued. All improvements shall be <br />completed, approved and warranted before the Occupancy <br />Permit is issued. <br />Full standard street improvements are required to W. <br />Marine View Dr. including but not limited to curb, <br />gutter, sidewalk, street widening, drainage and <br />Lr7nsitions per City Standards and the W. Marine View <br />Dr. Design. The Applicant may provide a performance <br />guarantee to coordinate improvements with other area <br />improvements. <br />4. Special charges for connection to sewer system in <br />accordance with Ordinance 984-83 are applicable. The <br />actual cost shall be computed by the Building Department <br />per the ordinance in effect at the time and according to <br />the information provided on the approved plans on the <br />date of permit issuance. <br />5. Storm water runoff must be discharged to Port Gardner <br />Bay with provisions ::or oil and grit removal rather than <br />to the City's combined sewer system. <br />6. Parking must be per City Zoning Code and City Design and <br />Construction Standards. <br />7. Any grading/fill on this site shall not impact. <br />surrounding properties. If the Applicant is to use some <br />of the dill that exists on site due to illegal dumping <br />and £:Bing, approval must be secured from the <br />Department of Public Works prior to fill activity. <br />8. A fire hydrant is required within 200 driving feet but <br />not closer than 50 feet of every structure. <br />9. City strieLs are to be kept clear of dirt and debris at <br />all Limes during construction. Dust suppression and <br />street cleaning must occur as directed by the Public <br />Works Inspector. <br />10. Performance guarantees are required for street and <br />utility improvements. <br />
