As-builts of storm sewer, sanitary sewer, and water <br />systems will be required to be submitted per City design <br />and construction standards and specifications. <br />12. The driveway that privides access to the subject <br />property shall be at least 35 feet. <br />13. / The Applicant shall relocate the easement access to the <br />✓ boat launch and provide a revised easement document to <br />the City prior to issuance of building permits. <br />Construction of the realignment of this access easement <br />may occur after issuance of the Building Permit. <br />14. Landscaping must be provided in conformance with E.M.C. <br />19.40.050 as follows: <br />a. A five-foot wide landscaped strip abutting the <br />parking lot along the entire frontage of W. Marine <br />View Drive except for driveways, consisting of <br />ground cover over 75% of the area and evergreen <br />trees or shrubs a minimum of three feet in haioht <br />at time of planting to number at least six for <br />each 100 square feet of required landscape area. <br />Plantings to be sufficient to provide full <br />coverage within two years of planting. <br />b. A minimum of five percent of the area of the <br />parking area shall be landscaped to break up the <br />visual blight created by large expanses of barren <br />asphalt. <br />C. A detailed landscaping plan must be submitted to <br />the Planning Department for review and approval <br />prior to obtaining building permits. <br />15. ✓' In order to control the illegal dumping and filling west <br />of the proposed structure, the applicant shall provide a <br />6-foot high chainlink fence along the south property <br />line from the west edge of the parking lot to the west. <br />property line. Should any illegal dumping and filling <br />continue on site, the Applicant shall be respcisible for <br />removing the same. <br />16. All utilities shall be underground. <br />17. A detailed signing plan must be submitted for Planning <br />Department approval prior to obtaining any sign permits. <br />
