The <br />tidelands make the site non -suitable for barge activity <br />or other water dependent uses. The property southwest <br />of the subject property is used as a public boat launch <br />area. (staff report, Ervine testimony) <br />Admitted as exhibit 2 at the public hearing is a site <br />map which shows the proposed development. A copy of <br />this site map is attached hereto and by this reference <br />is hereby incorporated as part of these findings. <br />(exhibit 2) <br />7. It is the intent of the Applicant to construct 16,300 <br />square foot building on site. The building will be used <br />in conjunction with a sporting goods manufacturing <br />operation. The building will be constructed in the <br />central portion of the site. (staff report) <br />8. Packing for the proposed building will be located on the <br />landward side of the commercial structure. The <br />Applicant proposes one off-street parking space for <br />every three employees, for a total of 30 off-street <br />packing spaces. (staff report) <br />9. The Everett Municipal (7ode requires that parking areas <br />provide a five foot wide planting area along the entire <br />street frontage except for driveways. 'rhe Applicant has <br />submitted a landscaping plan showing the proposed <br />landscaping of the parking strip. The City has <br />indicated a more detailed plan is necessary. (Ervine <br />testimony) <br />10. The Applicant owns the property south of the subject <br />property. The City has requested that the access road <br />to the boat launch be realigned and straightened to <br />create a "T" intersection with West Marine View Drive. <br />The Applicant has indicated willingness to straighten <br />the road and the City of Everett, the Port of Everett <br />and the Applicant have agreed to split the construction <br />costs involved.
