However <br />the General Plan designates the site as Water <br />Oriented Industry - Port Development which is <br />similar to Maritime Services of the zoning <br />code. Maritime Services permits uses related <br />to commercial development. <br />Conclusion: The proposed use is permitted. <br />2. Development standards: <br />Findings: The following standards are <br />required for the proposed use. <br />a. Provide 1 space per 500 square feet of <br />boat repair and services. The 1,800 square <br />foot expansion requires an additional 4 off- <br />street parking spaces. <br />b. The required setback for the building <br />expansion is ten feet from the street <br />frontages. <br />C. Category B landscaping is required. Five <br />feet of Type III landscaping is required <br />along the north property line. <br />Conclusion: The proposal will not meet <br />the required development standards unless <br />the following is added to the proposal. <br />a. Provide 4 additional off-street parking <br />spaces. <br />b. Provide five feet of Type III landscaping <br />along the north property line. <br />
