18. Per City policies, due to the pro�cimity of the site to an environmentally sensitive area, seasonal limitations will be placed on land alteration activities. Land alteration activities are defined in the City's Design and Construction Standards and Specifications as clearing, grubbing, excavation, filling, grading and stockpiling. Determination of the e�cact seasonal limitation period requires site specifc information genera�ly not available until the project design stage. Howe•�er, preliminary analysis u�i, g the information available at this time indicates that land alteration activities on [he project site wili be restricted to the period between April 1 and October i. 19. 'fhe storm drzinage system shown on the proposed site plan is approved in concept only. Noc enough information has been submitted at this time to determine whether or not the size, location, or configuration of tlie facilities shown will be adequate to meet City standards. 20. The tenant lease or rental agreement must contain a clause ��rohibiting car washing on the site outside of the specially designated area. A covenant must be recorded and signed by the owner stating that such a clause wil� be wriren into the renant leases and/or rental ag�eements. in addition, a note statin¢ that car washing is only permissible in the designTred area must be included on the storm drainage plans. As an aiternative to the specially designated car wash ng area, hose bibs can be eliminated from the site or !enant access t� them prevenred. IF this opticn is exe:cised the renant lease or rentat agreement mus, c�ntain a clause prohibiting car wash,ing on the site r. covenTnt must be rcc�rded and signed by the owner stating tl�at such a clause will be written into the tenant leases and/or rental agreements. In addition, a note stating that car washing is prohibited on th� site must be added�on the storm drainage plans. The tenant lease or rental agreemc for the project must contain a clause prohibiting vehicle mainrenance on the site. A cove,.:nc must be recorded and siSned by the owner stating that such a clause will be written intu the renant leases and/or rental agreements. 21. All storm drains in the compler :nust be stenciled with substantially the following language: "Dump no waste, drains ro wedand". This reminder is typically spray painted on to the ground adjacent to the catch basin wi:h the use of a stencil. The treatment needs to be repeated, approrimately annually, when the paint wcars off. The developer/owner may either perform the stenciling, or give perm�ssion for volunteer eroups ro enter onto the property and perforn the stenciling.
