18. Per City policies, due to the pro�cimity of the site to an environmentally sensitive <br /> area, seasonal limitations will be placed on land alteration activities. Land <br /> alteration activities are defined in the City's Design and Construction Standards <br /> and Specifications as clearing, grubbing, excavation, filling, grading and <br /> stockpiling. Determination of the e�cact seasonal limitation period requires site <br /> specifc information genera�ly not available until the project design stage. <br /> Howe•�er, preliminary analysis u�i, g the information available at this time indicates <br /> that land alteration activities on [he project site wili be restricted to the period <br /> between April 1 and October i. <br /> 19. 'fhe storm drzinage system shown on the proposed site plan is approved in concept <br /> only. Noc enough information has been submitted at this time to determine <br /> whether or not the size, location, or configuration of tlie facilities shown will be <br /> adequate to meet City standards. <br /> 20. A specially designated area will be required for washinc; of cars by tenants of the <br /> .:,; :' i. .� ' complcx. The area must be hydrologically isolated frem the rest of the site, be <br /> ,,:,- . �' <br /> - ' covered, and washwater from the area must drain ro the sanitary sewer after being <br /> routed tivough a baftle-rype oilhvater separaror designed to Ciry standards. Signs <br /> must be posed on the site limiting care washing to the �iesignated area only. The <br /> tenant lease or rental agreement must contain a clause ��rohibiting car washing on <br /> the site outside of the specially designated area. A covenant must be recorded and <br /> signed by the owner stating that such a clause wil� be wriren into the renant leases <br /> and/or rental ag�eements. in addition, a note statin¢ that car washing is only <br /> permissible in the designTred area must be included on the storm drainage plans. <br /> As an aiternative to the specially designated car wash ng area, hose bibs can be <br /> eliminated from the site or !enant access t� them prevenred. IF this opticn is <br /> exe:cised the renant lease or rentat agreement mus, c�ntain a clause prohibiting <br /> car wash,ing on the site r. covenTnt must be rcc�rded and signed by the owner <br /> stating tl�at such a clause will be written into the tenant leases and/or rental <br /> agreements. In addition, a note stating that car washing is prohibited on th� site <br /> must be added�on the storm drainage plans. The tenant lease or rental agreemc <br /> for the project must contain a clause prohibiting vehicle mainrenance on the site. <br /> A cove,.:nc must be recorded and siSned by the owner stating that such a clause <br /> will be written intu the renant leases and/or rental agreements. <br /> 21. All storm drains in the compler :nust be stenciled with substantially the following <br /> language: "Dump no waste, drains ro wedand". This reminder is typically spray <br /> painted on to the ground adjacent to the catch basin wi:h the use of a stencil. The <br /> treatment needs to be repeated, approrimately annually, when the paint wcars off. <br /> The developer/owner may either perform the stenciling, or give perm�ssion for <br /> volunteer eroups ro enter onto the property and perforn the stenciling. <br />
