22. Twenty-four feet minimum pavement widtli is requi�ed on the east/west portion of <br /> Rainer through curve to the south. A crosswalk at this location will require <br /> installation of curb ramps. <br /> ?.3. A fire hydrant is required within 200 driving feet but not closer than 60 feet of <br /> every structure. <br /> 24. City streets are to be kept clear of dirt and debris at all times durins construction. <br /> Dust suppression and street cleaning must occur as directed by the Pubiic Works <br /> Inspector. <br /> 25. Bicycle parking area should be provided. Covered and secured areas are <br /> encouraged. <br /> 26. On-site watermain wiil be staked within an easement to tFe Citv. The easement <br /> will be submitted to the City prior to issuance of permits. � <br /> 27. As-builts of storm se�ver, sanitary se�ver, and water systems must be submitted and <br /> approved before any Certificate of Occupancy can be issued. <br /> 28. Where <br /> abutting the R-3 zone the rear setback may be reduced to five feet if a courtyard is <br /> provided. Building height shall not erceed 35 feet. Maximum building height is <br /> 28 feet wher, within 50 feet ofthe R-I zone. <br /> 32. Landscaping must be provided per Section 35 of the Zoning Code. At a minimum <br /> this must include the following: <br /> a. A Inndscnpe strip a minimum of 20 feet wide must be provided in the <br /> front setbnck nre� along Rainier Drive, except for crossing of the <br /> drivewny. This area shall be planted with Type III landscaping. <br /> b. Provide 15' of Type iI lanciscaping along the property lines abutting R-1 <br /> zone. <br /> c. A landscape strip a minimum of 5 feet wide must be provided along the <br /> remaining prooerty lines. This area shall be planted with Type III <br /> I�ndscaping. <br /> d. Prior to issuance ef any permits, landscaping plans must be reviewed and <br /> zpproved by the Plar�ing DeNartment per Section 35.100 of the Zoning <br /> Code.
