Coffee Stormwater Site Plan Everett, Washington <br /> Minimum Requirement#8: Wetlands Protection <br /> Discharges to wetlands shall maintain the hydrologic conditions, hydrophytic vegetation and <br /> substrate characteristics necessary to support existing and designated uses. <br /> The project does not directly nor indirectly discharges into a wetland, therefore the project is <br /> not required to comply with Minimum Requirement#8. <br /> Minimum Requirement#9: Operation and Maintenance <br /> A Maintenance Plan that is consistent with the provisions in the CESMM shall be provided for all <br /> proposed storm water facilities and BMPs along with the name(s) or the party(or parties) <br /> responsible for operation and maintenance. At private facilities, a copy of the Maintenance Plan <br /> shall be retained on-site or within reasonable access to the site and shall be transferred with the <br /> property to subsequent owners. A tracking log shall be kept and available, containing all <br /> maintenance activity that indicates what actions shall be taken. <br /> Due to the application of Minimum Requirement#7, an operation and maintenance plan is <br /> required. <br /> This stormwater site plan addresses Operation and Maintenance; see Section 8 for more <br /> information. <br /> Section 2 - Site Assessment <br /> Topography <br /> The existing property varies in elevation from 89' to 94' (NAVD 88) with slopes varying from 2- <br /> 3%. There is an existing chain link fence along the east, west and north property lines. Existing <br /> site vegetation consists of grass and patches of dirt. <br /> Drainage <br /> The site's current drainage condition consists of sheet flows toward the northeast corner of the <br /> site and a portion towards the east, onto Broadway. This runoff flows over the public sidewalk <br /> towards the roadway, where it is captured by an existing catch basin located at the southwest <br /> corner of 22nd St. & Broadway, where it enters the City's combined sewer and stormwater <br /> system. The site is part of the larger 36th St. Combined Drainage Basin; see Appendix C for a <br /> map of the City's Drainage Basins &Watersheds. <br /> Soils <br /> The site is mapped as Alderwood-Urban land complex according to the USDA Natural Resource <br /> Conservation Service, Soil Survey for Snohomish County Area, Washington. The Alderwood soil <br /> type is assigned a Hydrologic Soil Group C rating per Table 5.5 of Volume I of the CESMM. <br /> Ground Cover <br /> DAr A1\11-1 <br />
