INFORMATION FOR DEVELOPER: <br />The tollowing information is provided for the developer's bene(it. These are not SEPA condilions but are <br />associated with other laws or requirements. All requirements are preliminary in nalure, and are based upon <br />the preliminary site plan and the ordinances in effect al time oi submitfal for SEPA review. The proposal <br />must comply with ali ordinances in effect at the time a complete building permit application is filed, <br />including those not specifically set forth herein. (Exception: For vesting under the Zoning Code, <br />please refer to Section 44 0( lhe Zoning Code). Contacl the Planning Department for information regarding <br />appeals processes (or the requirements iisted in this document. <br />A Public Works Permit is required for this project. Detailed drawings in accordance wilh City Design <br />and Construction Standards shall be submitled to the Public Works Department, showing site <br />parking layout, landscaping, ulilities, storm drainage, temporary construction erosion control, and all <br />required improvements in the public right-of-way. Public Works Department approval of these <br />drawings is required prior to any permit being issued. All improvements shall be completed and <br />approved warranted before the Occup�ncy Permit is issuedlfinal approval is granted. <br />2. Parking musl be per City Zoning Code and City Design and Conslruction Siandards for <br />Development. <br />3. Any grading/fill on ihis site shall be done so as to not impact the surrounding properties. <br />4. This project musl comply with the current City of Everett Building Code and Sprinkler Ordinance. <br />Permits are required for the demolition and new construction. <br />Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revision are applicable. These charges are based on projected water usage and <br />can be substantial. Applicant is encouraged to obtain a copy of tl�e Ordinance and determine <br />estimated charges prior to building permit application. The actuai charges shall be computed by the <br />Public Works Department per the ordinance in effect at the time and according to the in(ormation on <br />the approved plans at lhe time of buiiding permit issuance. <br />6. Lack of comment on the plans submitted with the appiication does not constitute approval of these <br />plans. <br />7. A fire hydrant is required �vithin 200 driving feet but not closer than 50 feet of every slructure. <br />8. City streets and alleys are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as direcled by the Pubiic Works Inspector. <br />9. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitled per City <br />Design and Construction Standards and SpeciFications for Development. <br />10. A Performance Guarantee is required for sidewalk repiacement on Rockefeller Avenue prior to any <br />building permit being issued. <br />11. The broken and damaged sidewalk along this property's irontage shall 6e replaced. <br />��2. A walkway must be provided from the street to the building. <br />
