All requirements 2re preliminary in nature, and are based upon <br />the preliminary site plan and the ordinances in ef(ect at lime of submitlal (or SEPA review. The proposal <br />must comply with all ordinances in effect at the time a complete building permit application is filed, <br />including those not specificaliy set forth herein. (Exception: For vesting under lhe �oning Cede, <br />please refer to Section 44 of lhe Zoning Code). Conlact lhe Planning Department for infonnation regarding <br />appeals processes (or the requirements listed in this document. <br />A Public Works Permit is required (or this project. Detailed drawings in acwrdance with City Design <br />and Conslruction Standards sliail be submilled to the Public 1Norks Department, showing site <br />parking tayout, landscaping, utilities, storm drainage, temporary construclion erosion control, and all <br />required improvements in the public right-o(-way. Public Works Departmenl approval of lhese <br />drawings is required prior to any permit being issued. All improvements shall be completed and <br />approved warranled before the Occupancy Permit is issued/fnal approval is granted. <br />2. Parking must be per City Zoning Code and City Design and Conslruclion Standards (or <br />Development. <br />3. Any gradingltill on tl�is site shail be done so as to not impact the surrounding properties. <br />4. This project must compiy with lhe ciurent City oi Everett Building Code and Sprinkler Ordinance <br />Permits are required (or lhe demolilion and new construction. <br />5. Special charges for connection to the sewer and water systems in accordance with Ordinance 1998- <br />94 and subsequent revision are appiicable. These charges are ba<ed on projected water usage and <br />can be substanlial. Applicant is encouraged to obtain a copy of Ihe Ordinance and deterr��ine <br />estimated charges prior lo building permit applicalion. The acWal charges shall be computed by lhe <br />Public Works Department per the ordinance in effect at the time and according to the information on <br />the approved plans at lhe time o( building permit issuance. <br />6. Lack of comment on the plans submitted with the applicalion does not constitute approval of these <br />plans. <br />7. A fire hydrant is required within 200 driving feel but not closer than 50 (eet o( eve�� slructure. <br />8. Cily streels and alleys are to be kept clear o( dirt and debris at all times during construction. Dust <br />s�ppression and street cleaning must occur as directed by tl�e Pubiic Works Inspector. <br />9. As-builts of storm sewer, sanilary sewer, and water systems wili be required to be submitled per City <br />Design and ConsUuction Standards and Specifications for Development. <br />10. A Performance Guarantee is required for sidewalk replacement on Rocke(eiler Avenue prior to any <br />building pem�it being issued. <br />11. The broken and damaged sidewalk along this property's frontage shall be replaced. <br />12. A walk�vay must be provided irom the street to the building. <br />
