22. 4ny rockeries or relaining walls proposed in required setback areas must be in conformance with <br />Section 39.150 of lhe Zoning Code. Rockeries over 36" in height are not permilted in required <br />setbacks unless approved by the Planning Director. <br />23. Rooftop mechanical equipment, including vents, must be screened �er Section 39.040 of lhe Zoning <br />Code. <br />24. Building setbacks must be a minimum of 10 feet front yard, 5 feet side yards and 5 feet rear yard. <br />Buiiding height shail be a maximum o( 80 feet. <br />25. Landscaping musl be provided per Section 35 of the Zoning Code. At a minimum this must include <br />the following: <br />a A landscape strip a minimum oF 10 feet wide must be provided in the iront yard setback area <br />alony the Rockefeller (rontage, except for the walkvaay. This area shall be planted with Type <br />III landscaping. A ininimum of 400 square (eet of open space is required on the site per Section 15.040 of the <br />Zoning Code. Calculations for open space areas must be provided on the plans submitted for <br />Building Pennits. The open space area shaU be improved with seating and landscaoing as required <br />by code and as shown on :he plan on fde wilh lhe Ciry dated May 18, 2005. <br />27. On-site recreation facilities must be provided per Seclion 15.050 of the Zoning Code. Prior to the <br />issuance of Building Permits, the Planning DeparUnent must approve a plan tor on-site recreation <br />facilities. As part of the building permit application, the Applicant rnust submit a recreation plan <br />inciuding standards and speci(icalions for recreation areas and equipment, both inside and outside <br />tlie building, including piclures o( proposed equipment. If sutficient in(ormation is not known at time <br />of submittai for building permits, minimum specificalions or examples must be provided. Prior to lhe <br />issuance of Building permits, the Planning Department must approve a plan for on-site recreation <br />facilities. Tot lots must be located in central areas, where adequate supervision of children can be <br />provided. <br />28. Building (acade modulation and roo(line variation must be provided per Seclion 15.090 of lhe Zoning <br />Code. The arcliitectural entryway on the western fa�ade facing the street must be as shown on the <br />plan on file with lhe City dated May 18, 2005.
