2. Permitted Uses and Standards: <br /> The development of the property shall comply with the permitted uses and <br /> development standards of the underlying M-1 Zone and the Southwest <br /> Everett Subarea Plan Planned Action Ordinance, except as provided herein. <br /> 3. Designated Retail Areas: <br /> The following land may be used for retail uses in freestanding buildings not <br /> associated with other M-1 permitted uses. <br /> a. Up to 3 acres at the intersection of Glenwood Avenue and Sievers-Duecy <br /> Blvd. <br /> b. Up to 10 acres at the intersection of Hardeson Road and Sievers-Duecy <br /> Blvd. <br /> c. See Subsection 8, below for additional requirements in the retail nodes. <br /> 4. Existing Manufacturing Uses: <br /> The existing on-site pipe manufacturing, ready-mix and related manufacturing <br /> uses that are non-conforming uses or are currently allowed by the M-1 Zone <br /> may continue to operate, subject to the screening and buffering requirements <br /> of this section. When any lot is developed adjacent to the existing and related <br /> manufacturing uses, CSR shall install a fifteen (15) foot wide landscape buffer <br /> planted to Type I standards, with a solid sight obscuring fence, the entire <br /> length of the common property line on the existing manufacturing site. If the <br /> existing and related manufacturing activities remain active at such time that <br /> an internal road is extended to provide access to the manufacturing activities, <br /> CSR shall install a twenty (20) foot wide landscape buffer planted to Type I <br /> standards along the entire length of the internal road street frontage except <br /> for permitted driveways. <br /> 5. Reclamation: <br /> Reclamation of the site shall be permitted to continue in accordance with the <br /> current DNR reclamation permit #70-010161, or as such permit may be <br /> amended or supplemented in the future. <br /> 6. Building Setbacks: <br /> Building Setbacks External Roads Internal Roads <br /> Front 30 feet 20 feet <br /> Side, Corner' 30 feet 20 feet <br /> Side, Interior2 15 feet 15 feet <br /> Rear-2 15 feet 15 feet <br /> Notes: 1. At the intersection of an Internal Road with an External Road, a 20-foot <br /> setback may be used along the Internal Road frontage. <br /> 2. When abutting a residential zone the setback shall be 75 feet. <br /> 4 <br />
