7. Building Height: <br /> Buildings or portions of building within 130 feet of lots zoned residential shall <br /> be no greater than 35 feet above base elevation (defined as the elevation <br /> approved in the DNR reclamation plan). Buildings located further away than <br /> 130 feet from lots zoned residential shall be no greater than 65 feet above <br /> base elevation. Base elevation for lots with frontage on Glenwood Avenue or <br /> Merrill Creek Parkway shall not be lower than said streets except where <br /> existing topography is lower than the street, or where necessary for water <br /> quality/storm water detention improvements. <br /> 8. Lot Size: <br /> Minimum lot size shall be five (5) acres per lot. There shall be allowed the <br /> following exceptions: 1) Lots within the two retail nodes must collectively have <br /> an average of two (2) acres and have a minimum of one (1) acre; 2) There <br /> shall be no more than four (4) lots less than two (2) acres in size permitted in <br /> the Hardeson Road node; 3) A lot or lots, each a minimum of one acre in size, <br /> created between Lot 8 of Seaway Center and the conceptual north-south road <br /> extending from Shukson Way to Merrill Creek Parkway; (4) Additional small <br /> lots may be permitted in accordance with the M-1 Zone, except that these <br /> small lots need not meet the separation standards contained in the M-1 Zone <br /> in relation to the two retail nodes; (5) Variances to the development standards <br /> in the M-1 Zone and the Development Agreement shall not be permitted on <br /> lots containing less than five (5) acres. <br /> 9. Landscaping: <br /> Landscaping shall be provided as follows. However, the landscape <br /> modification provisions of Chapter 35 of the Zoning Code shall not be <br /> available to modify any of the standards set forth below except for <br /> landscaping of the parking areas and fleet storage areas. <br /> Landscape Area: External Lots: Internal Lots: <br /> Around Buildings: 15', including up to 10' on sides & back not <br /> 5' of sidewalks including sidewalks <br /> 15 feet on front, including <br /> up to 5' of sidewalks <br /> Landscape Area: External Lots: Internal Lots: <br /> Street Frontage: 30' Type III 20' Type II, or 20' Type I & site <br /> obscuring fence if over 25% of <br /> the building perimeter is loading <br /> area <br /> 5 <br />
