( <br />21. A one-year warranty is required on public improvements for an amount not less than 10% of <br />the cost of construction and shall run for one year from the date of final approval/issuance of <br />the first Occupancy Permit. <br />22. A two-year guarantee is required fo� private retention/detention or other drainage <br />treatment/abatement facilities serving areas larger than one acre. <br />23. On-site water main will be staked within an easement to the City. The easement will be <br />submitted to the City prior to issuance of permits. <br />24. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted <br />per City Design and Construction Standards and Specifications for Development, <br />25. Any broken or damaged sidewalk shall be repaired/replaced per the City Public Works <br />Inspeclor. <br />26. The construction plans must be designed from site survey performed by a licensed State of <br />Washington land surveyor. <br />27. All exposed ground must be reseeded within 30 days of the completion of construction. If <br />reseed�ng is not practical due to weather or seasonal problems, the ground must be covered <br />with mulch as directed by the City Engineer. <br />28. Temporary erosion control measures for construction activity must be operational prior to <br />commencement of any clearing or earthwork. <br />29. Farking must be per City Zoning Code and City Design and Construction Standards and <br />Specifications. A minimum of 3,858 parking stalls must be provided for the proposed project. <br />30. A pedestrian system for the site must be approved by the Pianning Director and Tra�c <br />Engineer pricr to the issuance of any building permits. Walkways must allow pedestrians and <br />wheelchairs to gain easy access from sidewalks and bus stops to building entrances through <br />the use of paths, which are physically separated from vehicle traffic and maneuvering areas. <br />(See the City's Design and Construction Standards and Specifications Manual and Section <br />39.165 of the Zoning Code.) <br />31. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br />Zoning Codz as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all muitiple <br />family, commercial, industrial, and institutional developments and shall not be located in a <br />required front yard setback area, or street side setback area for corner lots. Where an alley <br />abuts a lot, the garbage receptacles, dumpster, or recycle bin shall be located adjacent to the <br />alley. <br />b. All garbage dumpsters and recycle bins must be screened from view from the street <br />and from adjacent properties. This screening may be done using dense vegetation or by <br />placing the dumpster or recycle bin in a structural enclosure. <br />8 <br />� <br />� <br />
