c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse <br />Removal, Inc. At 259-0044 for areas generally north of 112th Street. For areas east of I-5 <br />from Valley View south, contact Waste Management Northwest, Inc. At 337-1197. <br />32. Any rockeries or retaining walls proposed in required setback areas must be in conformance <br />with Section 39.150 of the Zoning Code. <br />33 Rooftop mechanical equipment, including vents, must be screened per Section 39.040 of the <br />Zoning Code. <br />34. Landscaping must be provided per Section 35 of the Everett Municipal C��de. The Applicant <br />has submitted a request for a landscape modification pursuant to Section 35.07U of the <br />Everett hlunicipal Code and is proposing an alternative method of landscapi��g that would <br />achieve the intent and purpose of the landscapiny standards in accordance with Section 35 of <br />the Everett Muricipal Code. The Appiicant is proposing to concentrete landscaping in the <br />areas of high visi��lity and areas of high pedestrian activity inciuding an expanded landscape <br />buffer adjacent to the Interurban Traii. In order to achieve the concentration of landscaping <br />along pedestrian corridors and in strategic locations the Applicant is proposing to reduce the <br />landscape buffer from iwenry-five (25) feet of Type II landscaping along the south and east <br />property lines abutting the R3 Zone to ten (10) feet of Type I. The Applicant is also <br />proposing to reduce the amount of interior landscaping in the parking area and to provide <br />ten (10) feet of Type III landscaping along the Interstzte 5 freeway instead of Type II <br />landscaping. <br />35. The Applicant has submitted a Conceptuai Landscape Plan dated 7uly 27, 2004. This plan <br />has been reviewed by the Everelt Planning Department. Landscaping for the proposed <br />project must be as follows: <br />a. A landscape strip a minimum of ten (10) feet wide must be provided along <br />the Everett Mall Way street frontage except for the driveway. This area shall be <br />planted with Type III landscaping. NOTE: The proposed landscape improvements <br />along Everett Mali Way may be located within the existing ten (10) foot landscape <br />setback area vuhich is partially located within the public right-of-way. <br />b. A landscape strip a minimum of five (5) feet wide must be provided along the <br />East Mall Drive street frontage except for the driveway. This area shall be planted <br />with Type III landscaping. <br />c. A landscape buffer a minimum of five (5) feet wide must be provided along <br />both sides of the relocated Interurban Trail. These areas shall be planted with <br />Type III landscaping. <br />d. A landscape strip a minimum uf ten (].0) fee� wide must be provided along <br />the east property line abutting the I-5 right-of-way. This area shall be planted <br />with Type III landsc�ping. Also, the existing stand of mixed-aged conifers and <br />understory along the frontage abutting Interstate 5 must be preserved. <br />
