Based upon <br />988 square feet, a minimum of three spaces is <br />required for the proposal. <br />A permit for the above described change of use is hereby granted with the following <br />conditions that must be n:et orior to use of the buildin¢ as aa ofTice: <br />Obtain a Business License from the City Clerk's Office. <br />Drawings in accordance with City Design and Construction Standards shall be <br />submitted to the Public Works Department, showing site parking layout, <br />landscaping, and all required improvements in the public right-of-way. Public Works <br />Department approval of these drawings is required prior to any petmtts being issued. <br />Parking must be per City Zoning Code and City Design and Construction Standards. <br />Customer parking must be paved. <br />4. Special charges for connection to the sewer and water systems in accordance with <br />Ordinance 1171-85 and subsequent revision are applicable. The actual charges shall <br />be computed by the Public Works Department per the ordinance in eftect at the time <br />and according to the infortnation on the approved plans at the time of building <br />permit issuance. <br />5. Lack of comment on the plans submitted with the application does not constitute <br />approval of these plans. <br />6. A fire hydrant is required within 200 driving feet but not closer than 50 feet of every <br />structure. <br />7. A building permitis required for the change of use. Disabled access is required. <br />Compliance with state building code for new use is required. <br />8. A meter must be installed on the water service for this property. The side sewer <br />serving the building must be upgraded to a 6" (six inch) pipe. Alternatively a hold <br />harmless for sewer service may be executed and recorded against the property <br />provided that the existing sewer service is in good repair. <br />
