b. A landscape strip a minimum of 5 feet wide must bc provided along the west property line, <br />except for the driveway. This area shall be plai�ted with Type III landscaping; <br />c. A landscape strip a minimum of 10 feet wide must be provided along the south property line <br />where the propercy abuts a single-family development. This area shal! be planted with Type II <br />landscaping. Note: the plans may have to be modifiad to accommodate this requirement, or a <br />landscape modification must be obtained. <br />d. A minimum of 210 square feet of landscaping shal! be provided in the interior of the parking <br />lot for the 12 parking stalls. Landscape areas must be »lanted and located per Section <br />35.080.E of the Zoning Code. <br />e. Prior to issuance of any permits, landscaping plans must be ;eviewed and approved by the <br />Planning Depaitment per Section 35.100 of the Zonin� Code. The landscaping plan must <br />show location and dimensions of required vegetated swales, wetponds, detention ponds, <br />rockeries and retaining walls, and grading at 2 foot intervals. lmgation systems must be <br />provided in all landsc2ped areas per Section 35.130 of the Zoning Code. A 2 year <br />maintenance assurance device must be provided for the landscaping per Section 35.130B of <br />the Zoning Code. <br />24. Access -'I'he Uniforni Fire Code requires that all new structures shall provide Fire Department access <br />roads to within l50 feet of all portions of the ground floor. Fire Department access roads (Fire Lanes) <br />shall provide a minimum of 20 feet in width of unobstructed, all-sesson driving surface with a <br />minimum clear height of 13'6". Fire Lanes will be posted and maintained as required by the Fire <br />Department. <br />Access is inadequate to the SE portion of the new building. T6is may be mitigated by 1he <br />histallation of a dry stmtdpipe within die new burlding. <br />25. Fire lanes shall be provided as required in Everett Municipal Code 46.44. Fire lanes shall be <br />identified by red curbs with white stenciling stating "NO PAF2ICING - FIRE LANE" and vertical signs <br />stating "NO PARKING - FIItE LANE - TOW AWAY ZONE." Location shall be approved by the <br />Fire Mazshal. <br />26. Premise Identification - Premises shall be cleazly identified by the coaect address at the street entry. <br />Buildings shall be cleazly identified so as to be �isible and legible from the access road. Individual <br />apartments and suites, where applicable, shall be clearly and legibly identified from the access road. <br />27, Hvdrants - Two (2) available hydrants aze required. They shall be located within 200 driving feet but <br />no closer than 50 feet of every structure. Location of hydrants shall be approved by the Fire n4arshal. <br />2g. PRENIISE IDENTIFICATION AND ALL RF.QUIRED EIRE DEPARTMENT ACCESS <br />RO,aDS AND FIRC HYDRANTS SHALL BE IN SERVICE PRIOR TO COMM�NCEMENT <br />OF CONSTRUCTION. <br />
