Escept for waler lines, all underwater pipelines transporting substances <br />hazardous to aquatic life or '�vater qualily are probibited unless nc other <br />practical <dtemP,tive exists, and tben only perntitted by conditional use. Such <br />facilities shall includ� an automatic shut of'f valve on both shorelines. <br />htaintenance procedures shall be submitted with the shoreliue permit <br />application. <br />Findings: No transporting of liazardous substances to aquatic lifc or watcr quality is <br />proposed. <br />Conclusions: This is not applicable. <br />8. Underground (or water) utilit}' lines shall be completely buriecl under the <br />eiver bed in all river or strram crossings and shall be placed below normal <br />maiutenance dredging depth established in lhe navigation channel, except <br />�r�here such lines may be al'f'ixed to a bridge structure and except For <br />appropriatc water or sewage trcalment intake pipes or outfalls. <br />Findings: No �vater crossings are proposed. <br />Conclusions: This is not applicablc. <br />The site is within the Rural Flood Fringe District. Section 30.040 of the City of <br />Everett Zoning Code allows any use consistent with the City of Everett Shoreline <br />Master Program and the A-1 zone, and meeting the requiremenu of Federal <br />R:gulations 44CFR, Part 60.3 and Section 30.050 of the zoning code. Section <br />30.040.0 requires that the following development standards be met. <br />1. The first floor of strucmres and outdoor storag� areas shall be two feet above the <br />regulatory flood protection elevation. <br />2. Thc elevation of the site shall be two feet above the regulatory flood protection <br />elevation for a distance of fifteen feel beyond any strucmre in any direction. <br />3. All parking areas and driveways shall be no lower than one foot below the <br />regulatory flood protection elevation. <br />4. Compliance with Pederal Regulations Title 44 CFR, Part 603 and Section <br />30.050 of this title is reyuired. <br />
