The building's finishcci floor elevation wi!I Ue elevated to 16.95 feet, approximately <br />4.4 feet above the 100-year Flood elevation. There is a drainage channel along a <br />road, -1`" Strcet SE, that runs parallel to the north of the proposed building. This <br />prevents the area between the roadway and building to be elevated to two feet above <br />the 100-year flood elevation. A retaining wall will be built up to eight feet in height <br />next to the drainage channel. The area adjacent to the northeast comer of the <br />proposed buildi�g will be a driveway. This driveway needs to ramp down to the <br />road and will not be able to meet the above requirements. The a�plicant will apnly <br />for a variance to deviate from the above standards. <br />DECISION: The Planning Direcror approves the Shorelinc S�bstantial <br />Development Perntit with the following conditions. <br />1. Comply with SEPA NO2-064 and SPUN02-026. <br />2. The first floor of the building and outdoor storage areas shall be two feet above <br />the regulatory flood ptotection elevation. <br />3. Tl�e elevation of the site shall be two feet above the regulatory flood protection <br />elevation for a distance of fiftcen feet beyond any structure in any direction. If this <br />requirement cannot be met, a variancc must be obtained from the Beard of <br />Adjustment. <br />4. All pa:king areas and driveways shall be no lower than one foot below the <br />regulatory tlood protection elevation except for the driveway that connects to the <br />existing road (4'" Street SE). If this requirement cannot be met, a var.ance must bc <br />obtained from the Board of AdjusUnent. <br />5.
