The impact of tra'ic generated by the proposed use on the surrounding area, <br />pedestrian circulation and public safety; and the ability of the proponent to <br />mitigatc such potential impacts. <br />Pindings: This facility �vill not increase trip generation above those required in <br />the approved Facilities Plan. The public accesses this site unly in controlled <br />situations such as planned tours, vendor visits with specific personnel and <br />deliveries. The proposed facility will be ADA compliant including van- <br />accessible parking, accessible entry path, intcrior circulation and features. <br />Condusions: There will be no significant traffic impact. <br />4. The provision of adequate off-street parking, on-site circulation, and site access. <br />Findings: Under Subsection 34.030.A, die required amount of off-street parking <br />spaces is determined on a case-by-case basis. Approximately five off-street <br />parking spaces will be provided. <br />Conclusions: The existing on-site parking and thc five additional spaces shouid <br />provide adequate off-street parking. <br />5. Compatibility of proposed swcmres and improvements with surrounding <br />properties, including the size, height, location, setback and arrangement of all <br />proposed buildings and facilities, especiaily as thcy relate to light and shadow <br />impacts on more sensitive land uses and less intensive zones. <br />Findings: The proposed building will not be located near any neighboring <br />properties or public right-of-ways. The building will be up to 35 feet in height. <br />Building mass, finish and appearance will bc harmonious with the existing <br />WPCF swctures on site. <br />Condusions: There will no impacts on adjacent properties. <br />6. The number, size and location of signs, especially as they relate to more <br />sensitive land uses. <br />Findings: Sign Category D applies to the proposed use Signage will be limited <br />to: (a) ADA parking signage; (b) small information . ignage attached to the <br />building at its entrances; and (cj delivery and access control information signage <br />at the new 4'" Street driveway. <br />Conclusions: All signage must meet Subsection 36.170.D of the zoning codc <br />7. The landscaping, buffering and sr.reening of buildings, parking, loading and <br />storage areas, cspecially as they relate to more sensitive land uses. <br />
