Findings: Landscape Category B applies to the proposed use. <br />Condusions: A landscape plan has been reviewed and approved by the Everett <br />Patks Department. <br />8. The generation of nuisance irritants such as noise, smoke, dust, odor, glare, <br />visual blight or other undesirable impacu. <br />Findings: No generation of nuisance initants is expected except during the <br />construction of the building. <br />Conclusions: The use should not generate any new nuisance irritants. <br />9. Consistency with the goals and policies of the Everett General Plan for the area <br />and iand use designation in which the property is located. <br />Findings: The Comprehensive Plan designates the site as 2.8D, Public/Quasi- <br />Public Facilities. <br />Conclusions: The propo�al appears to be consistent with the Comprehensive <br />Plan. <br />10. Compliance with the provisions of this Ordinance and other City, State and <br />Federal regulations. <br />Findings: A variance will be requircd to deviate from the following regulations: <br />The elevation of the site shall be two feet above the regulatory flood protection <br />elevation for a distance of fifteen feet beyond any structure in any direction and <br />all parking areas and driveways shall be no lower than one foot below the <br />regulatory flood protection elevation. If the variance is not granted by the <br />Board of Adjustment, the above regulations must be me[. <br />Conclusions: A variance must be granted to deviate &om the regulations listed <br />above. The proposal will comply with all other provisions of the Zoning Code <br />and other City, State and Federal regulations induding the FCC standards. <br />11. Accessibility to public transit, and traffic reduction measures proposed by the <br />applicant ro reduce dependence of che proposed use on the automobile. <br />Findings: There is no public transit nearby. <br />Conclusion: No traffic reduction measures arc proposed. <br />
