The Applicant has requested approval of a rezone with a <br />contract limiting the use of the property, to office and <br />residential use. The request is 'to rezone property <br />located at the northwest corner of Lenora and South <br />First Avenue in the City of Everett, Washington, and <br />more particularly described as set forth above. The <br />request is to rezone the property from R-2, Single <br />Family High Density Residential designation to B-2, <br />Community Business designation. <br />2. The subject property is a vacant 1.3 acre parcel of <br />land. It is the intent of the Applicant, should the <br />rezone be approved, to turn at least a portion of the <br />property into a Commercial/Residential use. <br />3. The surrounding properties have the following land uses <br />and zoning designations: <br />North: Single Family/M-1; South: Single- Family/R-2; <br />East: Vacant/R-1; West: Single Family,R-1 <br />The parcel of land that is the subject of this rezone is <br />owned by three different property owners. The southern <br />portion of the proposed rezone property is owned by the <br />Applicant. The northern port.on is owned by two other <br />property owners. <br />
