Maltby Tank & Barge <br />Rezone 3-84 <br />Page -5- <br />20. Noise within the site will be regulated by City <br />Ordinance 534-78. <br />21. The Everett Public Works Department has requested that <br />information must be submitted about parking, <br />landscaping, utilities, storm drainage, erosion control <br />and other improvements within the right-of-way. <br />22. Currently an alley divides the land between South First <br />Avenue and South Second Avenue extending from Lenora to <br />Zillah. The right-of-way for this alley is 15 feet. An <br />additional 10 feet of right-of-way is necessary for <br />proper development of the alley. The Applicant and the <br />other property owners will be required to dedicate five <br />feet on the west side of their property for right-of-way <br />for the alley. When the properties west of the alley <br />are developed, an additional five feet of alley <br />dedication will be required. If this land dedication is <br />completed, the alley will be a 25 foot right-of-way, <br />which is one foot beyond the minimum alley requirement <br />for this zoned property. <br />23. Full standard al.ley and street improvements will be <br />required. Included in these street improvements will be <br />those on South First Avenue as it fronts the southern <br />portion of the subject property and Lenora as it fronts <br />the subject property. <br />24. The City of Everett has recommended that no access from <br />the proposed structures on the subject property be <br />allowed onto Lenora. The only access onto Lenora will <br />be from the alley. <br />25. The building on the site will be a two-story structure <br />and a basement. The total gross square feet will be <br />6,101 square feet. <br />26. All site drainage will be 'tightlined into the existing <br />drainage system on Lenora. <br />27. It is yet to be determined if on -site detention will be <br />required. Drainage calculations will be taken to make <br />such a determination. <br />28. Water main improvements will be required to be installed <br />before building permits can be issued. <br />29. Adequate fire hydrant location will be required. <br />
