Sing.le <br />family residences are permitted on S,U00 equare foot lots. <br />Conclusiona: <br />The uae to c+hich the Applicant vants to make of his property is <br />not available to ovners of other property in the same zone or <br />vicinity. fle can use his property for single family use and vill <br />be enjoying the same property rights poasessed by his neighbora <br />and othera aimilarly situated. If he were alloved to �se it for <br />a duplex use, he vould be enjoying a property right which those <br />in the same vicinity or zone do not have. <br />3. There ia inadequate parking and <br />yard space on Applicant's property which vould result in placing <br />an undue burden on Applicant'3 neighbors and othera in the <br />vicinity of Applicant's property. <br />That the granting of such variance will adversely affect the <br />Comprehenaive General Plan: <br />a. Findin�: <br />According to the Compreheneive Plan, [his area is designated <br />"aingle family." Permitted density within a single family area <br />is three to twelve units per acre. Duplexes on 6,000 aquar^ foot <br />lots conatitute a density of fifteen units per acre.
