If the buffer area of the stream (50 feet for a cateqory II stream) extends i.nto the steep slope areas on the site, then the ctream buffer extends 25 feet from the top of the slope. The exact location of the stream must be depicted a��d contour elevations shown for every 2 feet of vertical elevation qain to determ�ne the location of the stream buffer. I �� �� The current sensitive areas section of the zoning code does not allow decks within a stream b�ffer. Other nassive � recreation features, such as paths, may be allowed but are I ,��, subject to Review Process II.B. (perfonned by the Planning � rQ Department). The �roposed pond areas appear to be wetlandr, with standinq water and hydrophytic vegetation. However, these wetlands , M� are vez•y small and are probably not ver.y valuable.
