As access to each building's exiting system is only provided through the area
separation walls, the area separa6on walls are then also horizontal exits. Based on
these observations, the comments below should be addressed.
1. A hozontal exit should not serve as the only exit hom a portion of a building per
Section 1008.1. Exitlng from units B, F, I and J on the soutli side of the 'alley' building
do not comply.
Note confirmed, please note revised configurstion of area separatlon walls.
2. The Garden Deck and Unit A types below arQ accessed through pedestian
walkways. Pedestrian walkways conforming to the requirements of a horizontal exit
may be used as a required exit per the ezcep6on to Section 409.7, however a
horizontal exit should not serve as the only exit from a porton of a building. Section
1008.1
The Unit has been eliminatr3d and the Garden Deck has been reloceted.
1. Discharge areas should be provided. The capacity shall be determined by allowing
3 square feet of net c+ear floor area for each occupant to be accommodated, not
including areas of stairs, elevators, dwelling units, or othcr shaits or courts. Based on
the current occupant load of Floor 6", each exit is required to serve an occupant load
of 36. The minimum size of discharge area on each side of both area separation walls
should e shown as 108 square feet. Sectlon 1008.3.
Comment noted, due to the above reconfiguraUon we are cuRendy compliant
with this requirement.
'Note that this is based on the requirements of Section 1002 and includes the
Garden Deck occupant load of 49. As floors have different occupant loads, the
discharge areas should be based on the occupant load served by each floor.
Ana fparation Walls
1. An area separation wall (ASW) must be a complete wall (rom foundation to
parapet, and not from floor to floor as stated by note on Detail 8/A7.3. It should be
designed so that a failure on one side oi the ASW will not result in the failure effectlng
the ASW, or stnacture on the opposite side of the ASW. Section 504.6.1
Comment noted. Please refer to revised drawings showing new details and
reference notes.
2. UL Design No. U435 is specifically stated to be a non bearing wall. Calculations
should be provided which show that assembly's ability to carry its own weight, plus
superimposed weight, for the 6 stories of wall construction or en approved bearing
wall assembly should be provided.
