It is narticularly
impotant to investigate concealed areas without delay.
lecay was found in this structure.
OcCK GUARDRNIL• For safety, buiiding codes require a guardrail wherever there is a drop of
30 inches or more. A guardrail is missing along the soth side of the deck.
DECK ROO: 'fhe structurai frame is made of wood. The frame appears to have adequate
strenyth. The frame is no1 properly ariached to ihe wail of the building. The beams shouid
be ariached to the posts with steel straps. There is significant decay in the bottoms oi the
pots ad in some of the roof sheathing. There is a greafer than normai possibility of
concealed decay in th root deck at the connection to the building which can oniy be
determined by expo;ng the deterioretEr: arEas.
ROOF STRUCTURi:: U ..r ::••trio ot the upper rof f the building, i found no detormation
of the roof stucture tha' ve : cl ' e Evidence •n .. serious structurat deticiency.
'fhe strength ot the rafters ap+eais to be adequate to safely support the loads to which the
structwe wouid normlly be s.bjected.
StruCturai ventilation !s less than that which is povided in normal construction practice. A
lack of adequate ventilation in attics can result in snictural deterioration and in a hortened
serviC6 life of the root covaring. This is paRicularly true in aHics with relatively low overhead
clearancw, such as this one. Good vent;fation can also significantiy reduce the heat buildup
in the bui:ding dung hot weather. It i> impartant to ensure that attics are properly ventilated.
i recommrnd that the roof structure ventilation be improved so ;hat d meets nodern buddinc
standais.
_.,GHIby.Y$: Atove the roctiine, they show a curve 10 the soulh. The mortar is enerally very soif in these areas, which increases the
susceptibii'ity to earthquake damage. I recommend that the chimneys be rebuilt above the
roofline. ,
MA50tdRY WALL VENEEFI: Tnt thin set, masonry veneer on the wslls shows the foliov+inp
evdence of siructural damage or deficiancy:
7he mortar is c'ateriorated in places leaving some oi the melal attachmen' mmbers
exposed. 7he expcsed ,-ietal is rusted.
The wall veneer is damagad in Flaces.
