Access for all fire equipment will be off 36th Street into the back
alley. The facade of the building, off Rucker Avenue, will be that of
an office building.
9. The total building area on the lot will be 25,474 square feet plus an
additional 7,840 square feet for the underground parking. The building
will adequately provide parking and landscaping at the site.
10. On site the Fire Station No. 2, a 14,054 square foot building, will be
located to the rear of the lot. The administration building, which will
be near the front of the lot off Rucker Avenue, will have 25,474 square
feet. The remaining portion of the lot will be for parking and
landscaping.
11. The fire station will have two floors. The first floor will be 8,870
square feet and the second floor will be 5,184 square feet. The first
floor in the administration building will be 6,310 square feet and the
second floor will be 5,110 square feet.
12. The buildings will be separated at street level by a breezeway.
Although the uses of the buildings will be intermingled, there will be
approximately ten uniform fire fighters at the fire station at all times
and approximately 19 people employed in the administrative offices.
Adequate parking will be available for all personnel and those visiting
the station.
13. Traffic generation studies have been made for the proposed development.
The total vehicular trips per day to be generated by the employees
on -site and the fire truck responses will be 169 vehicular trips. The
surrounding streets, including Rucker Avenue and 36th Street, are
adequate to handle this additional traffic.
14. The proposed activity was subject to environmental review pursuant to
the State Environmental Policy Act. The lead agency, the City of
Everett Planning and Community Development Department, reviewed the
checklist as submitted by the Applicant, and, on November 5, 1989, a
Determination of Non -Significance (DNS) with seventeen conditions was
issued for the project. No appeal of the DNS was made.
15. Because of the increase of size of the City of Everett and need for fire
protection, the City determined that it must relocate Fire Station No. 2
in order to provide better and more up-to-date facilities. Such a
facility will provide a more efficient response time to the growth areas
within the City of Everett. This proposed development satisfies this
public need and provides for a public convenience. In addition, the
administrative office, a part of the fire protection service of the City
of the City of Everett, will serve a public need.
16. The proposed fuel tanks will be registered with the Department of
Ecology's Storage Tank Unit of Hazardous Waste Program. The information
for this requirement is set forth in the staff report.
4
