The new fuel tanks must be installed in accordance with the <br />Environmental Protection Agency's Underground Storage Tank Regulations <br />(40CFR Parts 280 and 281). Copies of these regulations are available <br />from the Environmental Protection Agency by calling Ms. Vickey <br />Stansberry at (206) 442-1086 or Mr. Alspach at (206) 442-1643. <br />Federal underground storage tank regulations state that new tanks and <br />any connected piping must be protected from corrosion by either a <br />cathodic protection system, or by being constructed or coated with a <br />non -corrosive material such as fiberglass. An acceptable method of leak <br />detection must be employed, and the tanks must be equipped with spill <br />prevention and overfill protection equipment. (SEPA Water Policies ) <br />MIGRATION OF ADVERSE IMPACTS BY SEPA <br />1. Any grading/fill on this site shall be done so as to not impact the <br />surrounding properties. Any retaining wall greater than three feet high <br />along a property line must be reviewed and approved by the Planning <br />(,:.ndo Department. (SEPA Earth, Land and Shoreline Use Policies) <br />;_.A baffle type oil/water separator must be installed in the drainage <br />L,Crrvn " system before discharging to the combined sewer system (SEPA Water <br />`0 vU J�L) Policies) <br />o •CONDITIONS OF APPROVAL REQUIRED BY EXISTING CODES AND ORDINANCES <br />1. Detailed drawings in accordance with City Design and Construction <br />Standards shall be submitted to the Public Works Department showing site <br />parking layout, landscaping, utilities, storm drainage, temporary <br />construction erosion control, and all required improvements in the <br />public right-of-way. Public Works Department approval of these drawings <br />is required prior to any permits being issued. All improvements shall <br />be completed, approved, and warranted before the Occupancy Permit is <br />issued. (SEPA Other Policies) <br />2. Reconstruction of the sidewalk along 36th Street is required. <br />Installation of Standard City sidewalk with A-1 curb and gutter along <br />36th Street and construction of a alley entrance per City Standard #307 <br />is required. <br />3. Removal of any unused driveway curb cuts along Rucker Avenue and <br />replacement of them with full height curb is required. (SEPA <br />Transportation Policies) <br />4. Special charges for connection to the sewer and water systems in <br />accordance with Ordinance 1171-85 are applicable. The actual cost shall <br />be computed by the Building Department per the Ordinance in effect at <br />the time and according to the information provided on the approved plans <br />on the date of permit issuance.
