Relocation of the existing power pole at the S.E. comer of the <br />intersection to behind the sidewalk is required. (SEPA Public Services <br />and Utilities Policies) <br />6. Parking must be per the Site Plan and installed to City Design and <br />Construction Standards. (SEPA Transportation Policies) <br />7. A Landscape Plan for the entire site shall be approved by the Planning <br />Department. The landscaping is intended to provide a visual separation <br />of the use from Rucker and 36th Street. The intent is to soften the <br />appearance of the development from the public streets. The landscaping <br />should consist of the following: <br />a. A five foot landscaped area between the property line aid Rucker <br />Avenue consisting of deciduous trees or spreading evergreen trees <br />planted in wells or strips with a mix of living evergreen and <br />deciduous ground covers and low shrubs. Deciduous trees shall <br />have a minimum truck diameter of 1-1/2 inches and a minimum height <br />of six feet at the time of planting. Evergreen trees have a <br />minimum height of six feet at time of planting. Trees shall be <br />spaced at intervals no greater than 30 feet on center. Ground <br />cover must attain a coverage of 90% in three years. (SEPA <br />Aesthetics and Light and Glare Policies) <br />8. A minimum of 5% of the parking area mist be landscaped in compliance <br />with Section 19.40.050 of the Zoning Code and Section 1.13 of the <br />Standards and Specifications Manual. Plantings must consist of a <br />minimum of 75% of the area in groundcover and a minimum of six evergreen <br />trees or shrubs for each 100 square feet of required landscaped area. <br />Plantings should be a minimum of three feet in height at time of <br />planting. (SEPA Aesthetics and Light and Glare Policies) <br />9. On -site detention is required, OR, in lieu of providing on -site <br />detention, payment to City Drainage Fund 340 is allowed per <br />Ordinance 670-80. (SEPA Public Services and Utilities Policies) <br />10. The site must be developed in general conformance with the Site Plan <br />submitted and the Elevations submitted to the Planning Department. The <br />Director of Planning/Community Development may authorize minor <br />deviations. <br />11. Installation of underground tanks for the storage of flammable or <br />combustible liquids must be in accordance with the regulations found in <br />Division VI of. Articles 79 of the Uniform Fire Code, 1988 Edition (SEPA <br />Risk of Upset Policies) <br />
