Parking must be per the Site Plan and installed to City Design and Construction Standards. (SEPA Transportation Policies) 7. A Landscape Plan for the entire site shall be approved by the Planning Department. The landscaping is intended to provide a visual separation of the use from Rucker and 36th Street. The intent is to soften the appearance of the development from the public streets. The landscaping should consist of the following: a. A five foot landscaped area between the property line aid Rucker Avenue consisting of deciduous trees or spreading evergreen trees planted in wells or strips with a mix of living evergreen and deciduous ground covers and low shrubs. Deciduous trees shall have a minimum truck diameter of 1-1/2 inches and a minimum height of six feet at the time of planting. Evergreen trees have a minimum height of six feet at time of planting. Trees shall be spaced at intervals no greater than 30 feet on center. Ground cover must attain a coverage of 90% in three years. (SEPA Aesthetics and Light and Glare Policies) 8. A minimum of 5% of the parking area mist be landscaped in compliance with Section 19.40.050 of the Zoning Code and Section 1.13 of the Standards and Specifications Manual. Plantings must consist of a minimum of 75% of the area in groundcover and a minimum of six evergreen trees or shrubs for each 100 square feet of required landscaped area. Plantings should be a minimum of three feet in height at time of planting. (SEPA Aesthetics and Light and Glare Policies) 9. On -site detention is required, OR, in lieu of providing on -site detention, payment to City Drainage Fund 340 is allowed per Ordinance 670-80. (SEPA Public Services and Utilities Policies) 10. The site must be developed in general conformance with the Site Plan submitted and the Elevations submitted to the Planning Department. The Director of Planning/Community Development may authorize minor deviations. 11. Installation of underground tanks for the storage of flammable or combustible liquids must be in accordance with the regulations found in Division VI of. Articles 79 of the Uniform Fire Code, 1988 Edition (SEPA Risk of Upset Policies)
