A covered metal container shall be provided for the disposal of combustible waste in <br />the laundry room. <br />Fire Flow - Fire flow requiremenu for these structures is 1,500 gpm. <br />19. A pedestrian circulation system for the site must be approved by the Planning Director and I <br />Traffic Engineer prior to t6e issuance of any building permits. The walkways as shown on the <br />approved site plan aze adequate to provide access to public sidewalks, bus stops, and to the <br />buildings. (See the ciry's Design and Construction Standards ar.1 Specifications Manual and I <br />Section 39.165 of the Zoning Code J <br />�� 20 <br />21 <br />22. <br />�23. <br />Placement and screening of refuse disposal areas must, be provided per Section 39.080 of the <br />Zoning Code as follows: <br />a. Garbage receptacles, dumpsters, and recycle bins shall be provided in all multiple <br />family, commercial, industrial, and institutional developments and s6a11 not be located <br />in a required front yard setback azea, or street side setback area for comer lots. Where <br />an alley abuts a lot, the gazbage receptacles, dumpster, ur recycle bin shall b� located <br />adjacent to Ute alley. The dumpsters as shown on the site plan will need to be <br />relocated so as notto conflict with pazking spaces. <br />b. All garbage diunpsters and recycte bins must be screened from view from the street and <br />from adjacent properties. 1'his screening may be done using dense vegetation or by <br />placing the dumpster or recycle bin in a structural enclosure. <br />c. For specifics on design of refuse and recycling facilities, contact Rubatino Refuse <br />Removal, Inc. at 259-0044 for areas generally north of 112th Strect. For ateas east of <br />I-5 from Valley View south, contact Waste Management Northwest, Inc. at 337-1197. <br />Any rockeries or retaining walls proposed in required setback azeas must be in conformance <br />with 3ection 39.150 of the Zoning Code. <br />Building setbacks must be a minimum of 10 feet front yard, 5 feet side yard and 5 feet rear <br />yazd. Building height shall be a maximum of 80 feet. <br />I.atndscaping must be provided per Section 35 of the Zoning Code. At a minimum ttris must <br />include the following: . <br />A landscape strip a mini►num of 10 feet wide planted ro Type III standards must be <br />provided in the front yard setback azea along the Rucker Ave frontage. This area s6all <br />also planted with gateway corridor street uees. <br />b. A landscape strip a minunum of 5 feet wide must be provided along the north and <br />south property lines. This area sLall be planted wiffi Type III Iandscaping. <br />
