Prior to issuance of any permits, landscaping plans must be reviewed and approved by <br />the Planning Department per Section 35.100 of the Zoning Code. 1'he landscaputg <br />plan must show planting locations, type and size. Also, any rockeries or retaining <br />walls, and grading at 2 foot intervals. Ircigation systems must be provided in all <br />]andscaped azeas per SecNon 35.130 ofthe Zoning Code. A 2 year maintenance <br />assurance device must be providcd for the landscaping per Secdon 35.130B of the <br />Zoning Code. <br />� 24. An open space courtyard azea is required for this proposal. The proposed site plan shows <br />open space azeas located at t6e rear of the buildings and a combined entry and courtyard area <br />located in front of the buildings. The courryard azea will be developed .n a park like manner <br />with landscaping and picnic seating areas. This proposed arrangement mects the requirements <br />of Section 15 of the Zoning Code for open spacx and on-site recreation space. <br />25. All building elevations for this proposal including the east elevations for the Rucker Ave <br />frontage shall be consistent with the approved elevations dated October 12, 1999, on file whh <br />the Planning Depaztment. <br />26. This proposal is approved as a 10-unit single site d�velopment . Both buildings must remain <br />under one ownership unless otherwise approved through the Bindi��g Site Plan review process. <br />GENERAL INFORMATION <br />The U.S. Postal Service requires one Type II(12-Unit) CBU to service both buildings. <br />Location to be at the top of the sidewalk whero the walk meets both building sidewalks. <br />Contact Paul Chazlton/Growth Manager/U.S. Postal Service. <br />2. The Snohomish County PUD currendy has sufficient capacity to serve the proposed <br />development. For further information please call the Customer Engineering Office at 258- <br />8291. <br />3. GTE Northwest Ir.corporated has facilities near this location. However, any buiiding <br />entrances must be coordinated at least 60 days in advance. The cost of any relocation of GTE <br />facilities that is required to construct the new apartments will be at the total expense of the <br />developer.
