The provision of adeyuate off-street parking, on-site <br />circulation, and site access. <br />Findings: A minimum of three off-street parking spaces are <br />provided on site for the church van and the single family <br />residence. <br />Conclusions: Off-street parking, on-site circulation, and site <br />access are adequate. <br />5. Compatibility of proposed structures and improvements with <br />surrounding properties, including the size, height, location, <br />setback and arrangement of all proposed buildings and facilities, <br />especially as they relate to light and shadow impacts on more <br />sensitive land uses and less intensive zones. <br />7 <br />8 <br />Findings: The 24'X 24' garage is a typical detached garage found <br />in residential neighborhoods. <br />Conclusions: The garage is considered compatible with the <br />surrounding properties. <br />The number, size and location of signs, especially as they relate <br />to more sensitive land uses. <br />Findings: Sign Category D applies to the use. <br />Conclusions: No signs are proposed. <br />The lanclscaping, buffering and screening of buildings, parking, <br />loadinq and storage areas, especially as they relate to more <br />sensitive lanl uses. <br />Findings: Landscape Category 0 applies. No significant <br />landscaping exists along Rucker Avenue where the garage is <br />proposed to be located. <br />Conclusions: If poseible, approximately five street trees should <br />be planted along Rucker Pvenue with assorted shrubs. <br />Tt,e generation of nuisance irritants such as noise, smoke, dust, <br />odor, glare, visual blight or othar undesirable impacts. <br />Findings: The garage will generate no known nuisance. <br />Conclusions: No noi.se, smoke, dust, odor, glare, visual blight <br />or other undesirable impacts will be created except d�ring the <br />construction of the proposed expar.sion. <br />9. Consistency with the goals and policies of the Everett General <br />Plan for the area and land use designation in which the property <br />is ].ocated. <br />
