Per the attacted drawings you will find that our Phase I development
involves approxima[ely forty-five (45) acres oE land. In addition to
[he 234 acre si[e located to tiie east of Powder Hill Gulch, we also have
112 acres loca[ed [o the west of the Gulct. The Phase I development
represents only 13 percent of the total 335 acres 6eing acquired.
An Environmental Impac[ Sta[ement addressing the fndus[rial development
oF thie site was previously prepared for the "Coaerce World" industrial
development. The land in question I:as been graded and worked by the
previous owner of "Commerce World" arid presently is covered by pa[ches
of young alder.
I-9 Depar[ment of Ecology
Puge[ Sound Air Pollution Control Agency
Ci[y of Everett - rading Permit
City of Everett - Building Permit
City of Evere[t - Fire Department
City of Everet[ - Traffic Department
City of Evere[t - Engineering Department
I-11 The c:ly o;=_r plans that we are aware of are:
1) Leve].o^p^` o: the zrJ;ining "Camierce :C=='_d^ prvr-- ;r single
id r:'__:ianily dwellings. It is our Dreser. lan
to utilize this land ror development beyo- ois P!iase :' o^ after
our initial 234 acre pael is fully develooed. This would probably
occur a:ter 1990.
II-1-b, c, The soil will disturbed to the extent that is necessary to constrvet
the o^oposed Phase I buildings and parki.ng fac:lities. It s'o.ild be
pointed out that under previous authorized gracing cermits issued by
the City, that about 20 acts of the site has already been Fra3ed by
the previous a,-ier of the Droperty. It is the d=sire of our ?roposal
to leave a najer portion of the land in its natura3 state with only
minimt.,'n grading effort necessary to construct eur facilities. All
soils that are not left in their natxl state c.ill be seeded and
landscaped to r„inimize future adverse conditions, svch as wind and
water eivsio.
Out of th= total 45 acres of Phase I develoom=t we will use 3.44 acres
for actual buil3ing coverage and 6.4 acres of land for oarkinR lots and
roadways. ihis is based unon a parlcing facility c.r_+able of parking
800 vehicles.
-Z-
. t 1
