II-12 Housing - In preparing our reply to the potential impact of our proposal <br /> upon the population of the area it was found that an addi[ional 357 <br /> employees would potentially reside in Everett o- Snohomish County. <br /> This represents a n�ed for an additional 357 houseY.�lds or housing units. <br /> As noted above, 60 percent of our Mountlake Terrace Eacility employees <br /> curren[ly reside in Snohomish Coun[y. �f [hose vho do reside in King <br /> County it is anticipa[ed that approxim .tely S1 percent or 119 employees <br /> would relocate into Snohomish County over the nex[ two years. These <br /> relocated employees would create a secondary employmen[ impact of 238 <br /> �obs as noted above. Thus total housing impact of 119 plus 23� or <br /> 357 households is arrived at. <br /> A similar reduction in housing units occupied in King County should <br /> be anticipated. <br /> II-13-a Per Mr. Wayne Bonn, City of Everett Traffic Department, the number of <br /> trips generated by our employees should be calculated by using a factor <br /> of 4.48 times the number of employees. This factor is taken for general <br /> ligh[ industrial �se from [he ITE Technical Commi[tee Report 1�6A-6, <br /> Land Use Code 1l110. <br /> By using this formula our maximum number of trips would be 2,352. <br /> However, Mr. Bonn has agreed tu take an actual rount of vehicle traffic <br /> in our Ptountlake Terrace facili[y in order to be as accura[e as possible. <br /> These new figures will be used as soon as they are available. <br /> II-13-b Our Proposal includes all new parking facilities for each building of <br /> our program. A total of 903 parking spaces are provided. This phase <br /> provides substan[ially more parking for our employees [lian is presently <br /> required by the Ci[y of Everett Zoning Code for offices and industrial <br /> buildings, which would require approximately 650 spaces on the basis <br /> of square foot�ge and uses of the buildings. <br /> All of our parking facilities will conform [o the Code as far as locations, <br /> set backs, landscaping, lighting, and stoLm drainage. <br /> It is also our intent to provide larger car stalls [han are. required <br /> by Code. Our reasoning for the larger individual stalls is that our <br /> past experience in our Plountlake Terrace Plant is that the extra space <br /> is aelc,�med by [he employees beca�se minor bumps and scrapes are m�ni- <br /> mized wlth the added space and thus increases employee moral. <br /> II-13-c It is expected that [he idea of using public transportation will appeal <br /> to a large nu�ber of our employees �aho presently reside in the Everett <br /> and South Snohomish areas. Our experience at our Evergreen llay Plant <br /> shows that with convenien[ scheduling, ciore emp.loyees will ride the bus. <br /> This trend is expec[ed to continue especiall}• as tlie cost of private <br /> vehicle operation goes higher each year. The Everett Transit System <br /> currently serves �he Boeing site and indica[es that service can be <br /> extended to our new facility when it is completed. The Snohomish <br /> County Transit System currently serves the IIoeing site to the south ar�d <br /> vill determine the feasibili[y of extending that service to our site. <br /> -6- <br />
