Phase II Development Proposal: The isauance of grading and building <br /> permits is proposed for a two-story s[ruc[ure con[aining approximately <br /> 280,000 sq. ft. The building vill be used far electronic <br /> manufacturing, engineering, and offices. The structure is prapoeed <br /> within an approximately 30 acre area. The site is heavily wooded, <br /> primarily with alder and scattered evergteen [rees. <br /> A. Paiking is propoaed to provide approximately 600 stalls. <br /> B. Access is proposed via Seaway Blvd. and an internal private <br /> street netvork. M alternative looped access which will tie into <br /> the existing Phase I parking lot is included in Phase II. An <br /> emergency fire lane is also provided. The primary access <br /> proposed is geometrically aligned vith proposed future <br /> in[ersection with 60th Street. <br /> C. Traffic generated by the estima[ed 600 employees in [he new <br /> building will be added to Seaway Blvd. Employees will be in two <br /> shifts, with a first shift of approximately 400 and a second <br /> shift of approximately 200. <br /> D. Increased impervious surfaces (approx. �.03 acrea) vill generate <br /> increased surface water runoff. (Drainage improvementa must be <br /> provided in compliance with the City's Drainage Plan and Drainage <br /> Ordinance.) The proponent anticipates the provision of an <br /> additional storm water detention facili[y to the west of the <br /> proposed building si[e. <br /> E. Landscaping of [he parking area is proposed, and approxlmately 16 <br /> acres is proposed to remain in natural or landscaped open space <br /> area (approximately 68X o'f the Phase II area). <br /> �/� 1 <br /> / <br />
