IN T E G R US <br />A R C H I T E C T U R E Trinity Lutheran College <br />Port Gardner Building Renovation <br />June 21, 2007 <br />�fi-oas <br />Re: Trinity Lutheran College at Port Gardner Building <br />Chapter 34 proposed upgrades <br />Dear Tony: <br />As a follow-up to our meeting last week, we have reviewed the Code relative to Chapter <br />34, specifically Section 3410 Complaince Alternatives related to safety improvements to <br />the existing building triggered by our change of use from Business to Assembly on the <br />First Floor. <br />In assessing the current life safety features, as we talked about we have looked at the <br />following areas: <br />1. Fire Safety: <br />- The building is fully sprinklered & areas of new work will be provided wl <br />quick response heads. <br />- The building has a fire alarm system <br />2. Means of Egress: <br />- The Means of Egress system meets current code. <br />3. Structural Analysis: <br />- The '94 renovation provided a thorough seismic upgrade of the building, <br />designed to the standards of the '91 UBC, and FEMA 194. <br />- The change of use occurs only on grade level. The lateral force resisting <br />system has been designed for the floors above grade, which is not <br />changing use, and so can be considered as providing adequate public <br />safety. <br />- Regarding the gravity loads on the grade level, where the change of use <br />is occurring, the live loads will be changing to 100 PSF. Even though <br />dead loads will be reduced by the elimination of dead loads since the <br />assembly area will be an open space, the structural evaluation done for <br />the building in the '94 indicate that the capacity of the existing floor <br />structure is in the range of 55-75 PSF live load, 20 PSF dead load. We <br />propose in the completion of the design to look further into this. and <br />structural reinforcement of the floor slab for the assembly area may be <br />required. <br />4.
