INTEGRUS
A R C H I T E C T U R E
July 27, 2007
Trinity Lutheran College
Port Gardner Buildine Renovation
QUA II-Ca5
Re: Trinity Lutheran College at Port Gardner Building
Pre -Application conference, dated 711712007
Meeting Notes
Attendees:
Benyam Stephanos, Development & Permits, Klaus Janssen, Fire Inspector
Kirk Brooks, Building Official Michael Brick, Traffic Engineering
Faheem Siddiq, City Planner
Kirk Robinson, Robinson Company Larry Hurlbert, Integrus Architecture
Todd Nelson, Kirtley Cole Jeff Middelton, Integrus Architecture
Zoning:
• No issues.
• Historic designation: not federal register, City designation. Not affecting
current project.
• Rooftop equipment: needs to be properly screened only if new equipment
installed on roof. Not intended for minor small fans.
• Environmental review not required. No SEPA or Conditional Use Permits
required.
• The old theater area can be turned into a chapel/meeting area in the
future.
• There will not be any requirement for public art.
2. Building:
• Occupancy / Non -separated uses: check allowable height & stories for
Type II-B const, uction. May not be able to be considered all A-3.
Otherwise a 1 HR occupancy separation (sprinklered) between A-3
Commons & B occupancy is required.
• Type of Construction: Existing under'94 UBC: Type II-F.R., under IBC ]I-
B.
• Adding elevator stop for service access (at loading area 5 feet above first
floor) would not trigger major upgrade requirements, such as
accommodating stretcher.
• The new kitchen will be a warming type, not a full prep kitchen. Type I
hood will be required if grease -laden vapors are produced (i.e. open
flame, fryer, grill). Needs shaft around exhaust duct. Exhaust fans
required to be 4' above roof and 10 feet from property line & ai, ,stakes.
o Type K extinguishers required
• Change of Use / safety upgrades:
o Agreed w/ Tony Lee that '94 structural design acceptable
o Still needs to be verified if all '94 structural design work was built.
Initial inspection appears OK some areas not accessible for
inspection until demolition done.
C3
